We went here because of the reviews and thankfully they were pretty accurate. The best thing was the friendly and helpful staff - particularly the eager-to-please receptionist and the desperate-to-please bartender. The location is great for the Vatican and bus and metro stops to go elsewhere. Restaurants in the area are a bit pricey but Trestevere is only a bus ride away. Rome is a city short on space - all the shops have narrow frontages and, reflecting that, the hotel bedrooms aren't suitable for cat-swinging. They were clean and comfortable, though the views were grim. Breakfasts were great - lots of variety to suit all tastes and as much as you could eat, so even the Yanks were happy. The hotel lounge was more of a corridor, but then I guess you don't go to Rome to relax in your hotel.

“Renovation & cleaning of adjoining rooms...moody staff...awkward showers”

Friends who had stayed previously at Spring House had recommended it to me so I stayed for 4 nights in late October before a cruise departing from the nearby port of Civitavecchia.
I had a single room which is narrow & long but ok for one person.You have to use the wardrobe for storage of luggage as the room is narrow & has limited room.I enjoyed all aspects of my stay...
In late November I stayed one night & this time booked a city room which because it was off season was about the same price as the per night rate of the single room in October..
When I arrived at about 11am there were three people at reception complaining about noise issues with their room..this was resolved with them being moved to another room on the 6th floor but their luggage was being left in the current room until they came back later in the day...( I don`t usually eavesdrop on conversations but am mentioning it here as it is relevant to the issues I experienced)..As my room wasn`t ready they offered to store my luggage..
I left $3USD tip at the front desk as a tip for the bell boy as I assumed my luggage would be delivered once the room was ready..I also gave $5USD tip to the front desk as I had a pleasant stay in October...
I went sightseeing to the Vatican which is close by & arrived back at the hotel at 3.15pm to check in..I was given the key for room 116 on the 1st floor & proceeded up to the room to find the maid in the process of cleaning it & then reacting somewhat hysterically when I arrived..there was luggage in the room that was not mine?? So a staffer apologised & said that my room would be ready shortly & offered me a free drink at the bar while I waited...not long after they told the barman that my room was ready & I proceeded up to the room..My luggage wasn`t there so I rang the front desk & the bell boy brought up the luggage..I told him that I had left a tip for him at the front desk & he said that he had not received any tip & I said that I had left one for him & his response was no!! no!!..his attitude was not very good at all..Soon I noticed grinding noises,hammering etc.. from the adjoining room & went out into the corridor to find that the room next door was being renovated as well as 2 or 3 other rooms adjacent & dust all over the floor in the corridor..
I was tired & had wanted to have a afternoon sleep which was impossible with all the various & at times very loud noises coming from the adjoining rooms...I rang the front desk who told me it would only be for about another 20mins (at about 4pm) & it continued so I rang asking could they please give me a idea of when the noise would cease & was told that the workmen would leave by 8pm..after the tradesmen left the bell boy was in there cleaning & vacumning & this went on until he finished at about 11pm...I rang the front desk twice again & they apologised but didn`t do anything about the noise..I had to be up early the next day for my flight out of Rome..when I checked out I told the guy that I was very disappointed with the noise & he apologised..When I booked the 2 stays in special request option I had requested "Quiet Room Please".Also as the people in the room before me were moved to another room why wasn`t I assigned to a room that I had booked originally??? rather then being placed in the room with the renovation noise problem????
I was really annoyed that all they could do was make excuses & not do anything about the excessive noise & inconvenience I experienced...this was very very disappointing & has made me consider whether I would stay at this hotel again considering this bad experience...
Also in regards to the shower in room 116 the shower doors open from the front corner & the doors do not open fully so I found that I had to turn sideways & breath in to get in & out of the shower!! I am 6feet tall & 220 pounds..So anyone with a big build beware & anyone with a large stomach could find that they cannot get in to the shower recess at all...

let start by apologizing for the late answer to your post, but we wanted to investigate on what happened during your stay.
We take by heart all the reviews that we receive, and we surely would not leave you without an answer!

We are deeply sorry you did not feel comfortable during your stay with us!
Unfortunatelly, when you arrived we were doing some renovation to the hotel and we were assured they would finish around 4pm, as we told you the first time you called the front desk; when we realized they had not finished yet, we complain with them, and they told us they were going to finish at 8.00pm, and in fact they did!
We are very sorry you could not rest well, but the "noise" you told us you heard even after 8.00pm, was due to the daily work of the hotel.

Once again, I personally apologize for what happened during your stay, but I would like to invite you to be our kind guest again, so that we can serve you as best as we can!!

“Nice hotel, great location”

Very small but clean room. Excellent location, only 5 min from Vatican Museum. Metro station not too far away. And if you like bacon and eggs on breakfast this is your hotel.

“Great accomodations, outstanding breakfast, fine service”

This is a very nice hotel, with pleasant rooms (some on the small side), immaculate baths (again, small by US standards), and a wonderful breakfast. Free internet, free loaner bicycles (two), excellent and friendly staff. The breakfast is ample, varied, and will last you well into the afternoon. Just don’t try to serve yourself coffee – the staff likes to do that! I have the impression that in the US Best Western is a budget choice. (I’ve never stayed there.) This hotel is very like a boutique hotel, with stylish furniture and décor, definitely upscale. The staff is very helpful, and they can get you a car (not a taxi) to the airport for a very reasonable 50 Euros. This is worth it, trust me-- we arrived via bus and subway; cheap, but very tiring. Call or email before you go and arrange for them to have a car pick you up at the airport and whisk you right to their front door. The location is very good – away from the hustle and bustle of the Termini area, on a quiet side street, and in a real neighborhood. The subway is a short walk away, but the problem is you have to walk a lot after you arrive on the other end (unless you’re going to the Coliseum). But then, you will walk a lot in Rome no matter what you do. Of course, the Vatican Museum is a very short walk away. We felt this hotel was an excellent choice, and would gladly stay there again.

“Very Nice Hotel”

Hotel was in a great location near the Vatican. It is about a 3 block walk to the Vatican arch entrance. The tour buses can be caught near the entrance of the Vatican square. This was very convenient. It is about 2 1/2 blocks from the subway station so getting to the Termini Station was not difficult. The hotel at the end of a side street, so it is pretty quiet. We had upgraded our triple room to two doubles with a balcony. Very nice room! Bathroom was a decent size and the room with the balcony was larger than the one without. There is a small fridge in the room and one bottle of complimentary water each day. WiFi is free and worked pretty well. The staff speaks English and is very friendly and helpful. There were only 2 TV news channels with English, but this was true of everywhere I stayed.

The breakfast was in a room downstairs and they would bring it to your room if you wanted. This was probably the best breakfast I had on my entire trip. There is a pretty good selection.

As my first time to Italy, I wish I would have packed lighter! Everyone wears their clothes over and over and no high heels!! The streets in Itally are uneven, cobblestones and lots of hills. You will be dragging your luggage around from train station to bus station, up and down stairs, etc. Only take the small carryon bag....trust me on this one!!
