Everything that was written by Belfastraveler in the review entitled AVOID is true. As i read the reviews only after we booked, I was hoping that the place is not as bad as in the review. In fact, it was really a nightmare.

I arrived earlier than my friends so I spent more than an hour waiting for someone to come and open. In the end the shady looking gentleman (a Romanian guy speaking Italian) came only after a group of Italians, who were waiting even longer than me called him.

We were then sent to the other building, not the one indictated on the website. In fact it was an appartment with no indication whatsoever that it is a "guesthouse". I am pretty much sure that it is something that is not registered anywhere and is not checked by anyone. The room was small, horrible, with tiles on the floor - no carpets here! and a very cheap small heater, so it was impossible to heat it. Getting warm water in the shower was also difficult, for cold water the flow was normal, but when you switch to warm there were only few drops coming. As a person lives in the appartment, anytime we would come in, she was coming out of her room and looking at us suspiciously. She speaks no english, but that did not prevent her from showing us from our room before 12 on the day we were leaving! She didnt know how to help us woth our bags as she couldnt understand. we had to call again the only english speaking person, the young gentleman and ask if we can leave them in the other building, where the "official" premises of the "guesthouse" are.

the only good thing is its location, but hey there are a number other places to stay close to Termini station in which you will be able to enjoy and not feel cheated.

Indeed, do not spend your money in this horrible place!!!

“Awful, scary place”

It was our first visit to Rome and it almost put me off the city.

We arrived and as we climbed the stairs (lift was out of order - accommodation was on floor 5 so not a great start) we met a group of women leaving who asked where were staying, we were then told of the awfulness we were about to encounter. I took this with a pinch of salt initially to give the place a chance.

We arrived to a member of staff representing the owner, one of them spoke little English so hard to converse, the other kept disappearing. We were shown to our room and it seemed extremely small. Thankfully we hadn't planned on staying in.

We returned to the room later that night and it hit us just how awful the place was, so much so the first thing I did was go online to see if we could go elsewhere.

I can pretty much guarantee we slept on 2 campbeds pushed together, the mattress was about an inch thick and slid down the bed which was very annoying, the duvet was not even in a cover and as thin as the sheet.

The bathroom we had been told by the people we met on the stairs they'd had problems flushing the toilet but thankfully we didn't experience this in our room. However, the water in the shower tray did not drain away, so had to keep switching the water off to avoid a flood! The unusable shelf above the sink was hanging off the wall and totally covering the tap so hard to switch it on. A plastic cup was left on the sink supposedly for toothbrushes, it had lipstick marks on it - Nice Touch! The floors were absolutely filthy - there was no way you could walk about without shoes on, if you wore socks they would need to be changed immediately.

There was no sign of anyone to give advice etc, never saw anyone again for the 2 nights we were there, but it was noisy enough to know others were staying there. The photos on the website must have been taken elsewhere, it in no way represented what we saw. Facilities offered on there website were also not available, mentioned or included

All in all a dreadful place, I think I'd steer well clear if anyone out there is planning a trip to this place, filthy, horrible place. Area is very close to the station and didn't feel in the slightest bit safe walking about at night. Spend a little more and stay somewhere else.

“Very small, and disappointing.”

We stayed at his hotel for a couple of nights and to say the least it was a disappointment. The room was so small, there was no place to put your suitcases, we had to stack ours on top of each other so we could walk around the bed! A very small en-suite, but it was clean. The rooms looked nothing like the photos on their web-site!!
They advertised a "rich breakfast", which was just a croissant and coffee, we had to get it at the railway station restaurant down the road. No kettle to make a drink, very little service. We booked at the same time as our cousins, so we could be together but they had misplaced my cousin's booking and had to find them another place to stay for the first night. Lucky they had their booking receipt with them! I suppose the only good thing was the price and close proximity to the railway station.

Take a good look at the photos on the website for this "guest house" because you can be sure your room will look nothing like any of them. In fact, the only good thing that can be said about this hostelry is that it is close to Termini station and therefore a good point of access for the city.
We arrived at the b&b at 10pm and climbed to the fifth floor only to find the door locked and no-one apparently home. Back out onto the street...and we were just about to start looking for somewhere else when a shady looking, youngish man appeared from further down Via Rattazzi and started calling our name. If he hadn't been accompanied by his girlfriend, I don't think we would have stopped.
Unfortunately neither of us speak Italian. This guy tried to explain, in English, something about our room being in another apartment further down the street, although there were no signs outside the establishment he took us to to indicate this.
Upon arrival, we were shown to a very basic room, with canary yellow walls and bed clothes. If you were paying 40€ per night for it, it would have been bearable, because that's really what it is worth. The bathroom was closet-size, the air con very noisey and the brown wardrobe rather wobbly. However, there was a TV and a safe in the room. For breakfast, we were given vouchers and told to take them to a cafe in the train station. That was pleasant enough - coffee, juice and a pastry of your choice.
We wanted to spend some time in Rome on a budget. When I booked our stay here I was looking for something cheap and cheerful - and, priced at 69€, that's how this guest house appeared on the internet. Particulalry, as I've said before, the photos on the website don't reflect reality.
As we are getting married in Rome next year, we spent a good part of our trip looking at b&bs, guest houses and hotels for our family and friends to stay in next year. And, as you might imagine, BBinn.net will not be on the list.

“HORRIBLE AVOID THUG NIGHTMARE INTIMIDATING (REFERS HIMSELF AS ROME POLICE)”

Horrible, Avoid at best. Did NOT get the room as confirmed on email. Instead gave me a room with NO Air Con or even a fan in another location. Intimidated me that he belongs to local police force and take it or leave it. Refused to refund money.
WORST NIGHTMARE a traveler can have in a new place at 10pm. Booked through Hotel.info No reason given why room is not available though it was confirmed. Definitely sold it to someone else with higher price and knows that at 10pm with kids I am in most vulnerable situation. Instead of helping he intimidates me that he belongs to local police force and can get me arrested... even though he is wrong. People and businesses like these are bringing very bad name to Rome
#1 THUG, HORRIBLE EXPERIENCE.
The surrounding areas are also not very lit and shady at best. AVOID.
