Situated in the heart of Trastevere. Rooms are fresh and seem newly refurbished, so is the bathroom. We called the owner from the airport, and he was there waiting for us when we arrived.
This is a small two-room flat more than a B&B. Rooms are cleaned every day. No breakfast room, you get coupons for a simple but good breakfast at the cafe round the corner, together with all the locals. Beats a breakfast room if you're there to experience Rome.
Trastevere has its own unique charm, but make sure this is the type of area you want - for us it was perfect. There's some traffic noise, but then it's hard to imagine rome without the Vespas. With lots of bars and restaurants, an interesting and alternative streetlife, Trastevere is an attraction in itself, and all the other major sights are well within walking distance.
Provided you don't need to have hotel staff at hand, or expect hotel services, this is excellent value for money.
