Contacted Anna directly through her website, and booked our stay with her. Paid a deposit through paypal which was very easy. Thanks to a flight delay, we didn't arrive until after midnight, which is not the way you want to start your holiday. We managed to email Anna to let her know, and in spite of the lateness of the evening, she warmly greeted us and got us settled in. Our room was large and very comfortable. The bathroom is modern and very light- I wish ours was this nice! Everything was clean, tidy and simple, and we immediately felt at home. There is a bookcase with plenty of novels and such in different languages, as well as some travel guides for Italy, which we actually found helpful for one of our excursions, in spite of our own travel books. The a/c was fantastic, and we did find we needed it, even in April. There is a bit of street noise, esp in the morning. We always travel with earplugs and eyemasks, as you never know what you might need, and the eye masks were not needed, but we did use our earplugs. It just depends on how light of a sleeper you are in the morning. View from window was pleasant enough of the area. Plenty of closet space for clothes, and chest of drawers for use if wanted.
Breakfast was lovely on the terrace. Simple fare, as others of have said, but presented very well, and truthfully, more than enough to break your fast. we also used the terrace in the afternoon one day, having walked our feet off.
Anna was very gracious and we very much enjoyed our stay. We could come and go as we pleased, we felt very safe in the neighbourhood and building and we would stay here again in a heartbeat if it was available. It is worth mentioning as others have that there is no lift, and it is a climb at the end of the day.
Our tips: We had really two full days. We started at the Colosseum (buy your tickets at the Palatine Hill, as there is very little queue, and it's right next to the Colosseum), then walked around the city centre. We followed a suggested walk that 'Ron In Rome' suggests for cruise ship tourists. We then went back out in the evening to take photos of the Colosseum and other sights at night. Second day: Vatican (St Peters) and Catacombes. We opted not to go to museums, but did want to see St Peters. We walked there, and it was a very long walk on a warm morning. If you do this, and you're tired from the day before, we suggest you buy a one-day travel pass. It's 4 euros and though there isn't really much of a metro, you can pick it up at Cavour right by the B&B, transfer at the train station, and sets you down a short walk from the Vatican. We used it that afternoon to get our bus to the Catacombes, and again in the evening to see St Peters at night and Trevi fountain. It's a cheap option to save your legs (and we are fit people), The last morning Anna let us keep our bags in the room for a few hours while we had a last look around.
I felt we really lucked out in finding Annaluce. I would encourage anyone looking at this B&B to stop looking elsewhere and book here and hope that Anna has the availablity for you. I really can't say enough good things about it. But you must consider the stairs, as if you are mobility challenged, I think you will struggle with them at the end of a long day (I know my parents would not be able to manage, or would struggle to).
