“Amazing for the money! Location,service, cleanliness 5 stars!”

If you're wanting to save money on a place to stay while looking for comfort and location this is it! We arrived in Rome really early and the Hotel went ahead and let us check in even though we were two hours early! The rooms are clean and neat. Perfect size for my husband and I. The bathroom were spacious and clean, and it had a bathtub! There isnt much to watch on TV (only 2 english channels) but that is typical for Italian hotels unless you want to pay more to stay in a place with american tv. But this wasnt a problem at all cause you go to Rome to see Rome, not to watch tv. Every morning we were brought a nice breakfast that we requested free of charge and at the time we desired. The croissants were fresh and tasty and the cappuccinos were superb! Best part is you are at the top of the Spanish steps. Location was amazing!!!! We were close to many wonderful sights and shopping, as well as the metro. The hotel is part of a shared building so you have to go through 3 doors to get to the reception. There isnt any views from your windows since you are in a complex, BUT this is ideal for those of you who want quiet at night rather than the noisy Rome streets. The receptionist was poliet and helpful (all smiles) and spoke good english. I would recomend to any couple wanting some bang for their buck!

When you first check in you need to make an appointment, if your late to your appointment you get charged 25 euros. If you need to check in after 9:00pm you get charge some more euros. So when you first arrive , you need to go down two flights of stairs to get the the reception desk and three locked doors. The room is small and cozzy, but not very clean. I had allergies from the dust in the room, and the cable/satilite was horrible (very few english channels). I could not sleep the one night that I stayed because you can here everything going on in the building. Our neighbor arrived at 2:30 and decided to shower at that time (we heard eveything). At 6:00am they started to get breakfast ready, and we also heard everything, people talking, dishes, ect. The bathroom was very nice, and even had a large tub. The locations is the best part of the entire hotel, it is absolutely perfect!!!! For the price, you can stay somewhere else in the vacinity and the difference is not much.

Dear Sir,
We are really surprised about the 25 euros that you have paid at Residenza Domizia Smart Design for your late check in, infact we do not have this type of policy, Residenza like you can read on the web site do not have a 24 hours reception but in case of late arrival we give the doors code to the kind guests by phone or sms and of cource with no extra charge. Are you sure you have been for your stay in Rome at Residenza Domizia Smart Design? Do you have invoice for the payment? In Residenza we do not have a breakfast room, the breakfast is served in the rooms and starts from 8.00 am so no one start to get breakfast ready at 6:00 am. Residenza have a high score for the cleanliness of the rooms, it seems strange that your room was so durty and you were allergies from the dust. Best regards.

This hotel is fairly good. The rooms are a bit small, but it's new and clean. Location is strange to say the least. Hotel in itself is only 100 metres away from the Spanish Steps (very good!), but the reception is through a regular door from the road, many stairs down and around several buildings. You have to go through three locked doors before you are in the reception (which is open just for a few hours a day). So you have to bring an enormous key chain with you at all time.

The minibar only has a few items in it so I guess they calculate that you'll buy your drinks outside and keep them stored in there.

TV only had two English speaking channels (BBC World and Euronews).

Air Condition is always on, but control is easy enough to manage.

You have to fill out a form of what you want for breakfast and what time you want it. It will be brought to your door and you'll eat it in your room. Bread rolls was far from fresh (hard and dry) and there was only jam to put on it.

Service was good and they do speak English.

This hotel has a very good location, close to the Metro, but even though the rooms are nice, they don't invite for a longer stay.

“3 PEOPLE? DON' T GO”

I stayed at Residenza Domizia Smart Design Via Gregoriana. I booked a triple room for one night .Eventhough in the booking is stated that the reception is open from 11am and 2 pm. , somebody called my cell at 12:30 saying he was going and I have to check in Via dei Coronari.
He waited me only because I was parking in front of the residenza.

The triple room WAS NOT triple, was a double room with a folding bed placed in the entrance alleyway. I immediately called and I was told that ALL the triple rooms were like mine.I decided to stay because I have booked only 1 night, but I complaint about the bad habit of taking advantage of tourists and I ask for a reduction of the price. Iit was agreed I would be charged less than the 200 euros of my booking. Next morning noises and italian talkings woke me up at 7 am. We had a orrible, cheap, breakfast seated on our beds ( it is served ONLY in your room), and i can tell you that a small double bedroom could be very tiny for 3 adults!!
The check out was between 8am and 10 am and obviously the employee didn' t know anything about the price reduction ( a way of trying to weaken the endurance of the complainer!! I am Italian and I know the tricks!!). To be short, after a long phone discussion I got 25 euros discount. Anyway, it wasn't a money problem, I have only wanted what I should have and what I had to pay for.
I wouldn't book another time at Residenza Domizia Smart Design: the location is very good, but I have realized that we would stay in an hotel with more services, a breakfast room and a REAL triple room walking 200/300 metres more or paying 20/30 euros more. And without stressing my self.
It is not worth it.

“Great value for the money!”

The location was fabulous - Piazza Navonna is just down an alley. The Pantheon and the Vatican are easy walks. The staff couldn't have been more helpful. Their recommendations for local restaurants were great.
The hotel is 17 rooms in 3 buildings - we were in the building with the reception desk - had to cross the street to go to the building with the breakfast room - standard coffee, juice, cereal, and cold pastries for breakfast - which suits me to a T - but people who like a large breakfast may not find it adequate.
