Central location can walk everywhere. Room was small and although two twin beds were pushed together we found it comfortable. The bathroom was small and when you put the tap on there was a very loud noise coming from the wall which continued on for a little while after the tap was turned off. Breakfast was left in the room the day before on a tray and consisted of a croissant in a plastic wrapper, a few coffee, tea and sugar sachets ( no milk) and a few biscuits. This is not breakfast. There was a small fridge with water, coke etc all €4. The Walls had black marks on them- could do with a coat of paint. In a quiet location. Got AC, and a safe in room. Overall ok

Do not stay here unelss you can put up with dirty carpet on the flour, mud on walls and noise.
Plus - good location.

A bit difficult to find the entrance but once we got in, everything was great. It's right near the Spanish steps and close to the Trevi Fountain and the subway stop. I would definitely recommend this hotel because of a reasonable price and perfect location.

It's behind a wall and the door also leads to some apartments, as well as the hotel.

(NOTE: It's easy to use the subway system in Rome. There are only two lines, Blue and Red, and the maps are easy to understand.)

It's tough to find the entrance; our taxi driver phoned them for help while we stood on the street. (It's about 1/2 way down the hill from the taxi stand at the top of the hil..) They should have a bigger sign and make it easier to find. Also a long haul down the stairs with luggage. But I am nitpicking!

The check in desk is only open for a few hours each day ... could be a problem if you arrive after 2pm; apparently they will make arrangements if they know about that in advance.

The room was nice and clean. Breakfast was delivered to our room; it was just fine!!

Note: There was some problem with our room when we got there so they sent us up to another small inn about 100 yards up the hill. That was fine. The next morning they came and moved our luggage to the Residenza and that was fine too. (While we were out touring the Vatican.)

So, this is not your typical hotel, but for the location it is a downright BARGAIN.

What a gem!
If I ever go back to Rome, I will be staying here. What a charming little place to stay- the reception is in a different building to that in which we stayed, but we checked in with no problems, & were given directions to our room. Because of this, it felt more like we were staying in an apartment, & it felt so private & much more Roman. We had charming shutters on our windows, & when I opened them had a gorgeous view up a typically Roman side street.
I timed how long it took to walk to Piazza navona- 4 minutes, & we were walking slowly. There are plenty of restaurants & pubs nearby, & some amazing icecream in Piazza Navona- I recommend the pistachio flavour!
Can't recommend this place highly enough, fantastic value for money.
