NH Parque Avenidas is in a quiet area near Plaza de Toros de Las Ventas, 5 to 10 minute walk. The first impression wasn't really good, the main door is kind of hidden and there's a HUGE column right in the middle of the entrance. WTF?

It's located in a quiet and calm residential area, so forget about going dinner to the next corner. During the day, buses (43, 53 or 74) are the best option. From 2:00 a.m. every half an hour, there's a line (N3) from Cibeles that has a stop at the front door.

It's clean. What for me is most important in a city hotel. There're stairs to get to the breakfast lounge, so wheelchairs will have to take an alternative route to sit with the rest of the family.

Breakfast buffet had a bit of everything. Healthy food only, I couldn't find fried eggs, bacon or sausages.

In the pictures taken is visible the lack of maintenance mentioned. Cracks and moisture on bathroom ceiling, and a DIY wiring for the dryer (wich didn't work at all).

There weren't enough visible wall outlets in the room. There were two blocked by the bed, another one for the kettle and the only really usable was the one for the vacuum cleaner, what made us leave the phones and tablet charging on the floor.

Spanish hotels should offer free WiFi to their clients IN THE ROOM. It's nonsense to charge nowadays for an Internet connection.

The rooms are not acoustically isolated. Not as they should be. We arrived at about 2 a.m. and could hear a couple for about an hour. She was really loud.

My wife and I spent there just the scheduled night. That's why all the above wasn't a problem.

Things you should know:
1. You have to pay for internet unless you sit in the lobby and then you only get it in 30 min increments.
2. Breakfast is 16 euros per person
3. It's located in an older residential area of Madrid so you must metro everywhere.
4. Staff are very rude and seem burdened by communicating with English speaking guests.

I had higher hopes for this hotel. The staff are very rude though. They don't offer much advice when asked and act like dealing with you is a burden. While sitting on a couch, I had a stockinged foot (no show) tucked underneath me. The front desk attendant came up and physically pulled my foot to the floor without asking me to move it. I'm glad that their free toiletries smell nice, but I would much rather have politeness and free internet in my room. I wouldn't recommend staying here, but it isn't dirty and isn't the worst you could do.

First impression when you enter the hotel : a massive pillar right in the middle of the entrance, that you have to avoid if you want to enter.
The rest of the hotel is similar : small, badly conceived, impersonal.

Rooms are noisy, I did not have any pleasure staying there.

I spend one night there and I make a phone call that I didn't even got connected and the next day they charge me 5 euros because of 14 seconds phone call, so be careful don't touch the phone. The rooms are very small and they always give you twin beds Insted of a normal bed, horrible.
