Having read the reviews, we booked the hotel with trepidation. The entry garden does appear a little neglected, but we were pleased with the room (book sea view for breath taking), the service and the location. If you want to be part of the human soup on La Concha beach, then this rural feel isn't for you. It was a great place to escape to at the end of the day. We'd recommend your own transport but you can catch a bus if you are prepared to walk 750 m to the main road. With 35 degrees (C), this is a hot option!
If you park at the amusement park to catch the funicular to the beach, be aware that the last one is 8pm. We had quite a hike up Mount Igeldo on unfriendly pedestrian roads.
We thought this was a little gem for half the price we paid for a hotel of similar quality in Nice.

“Four stars for the view only!”

Rude, unhelpful staff! Remote and few facilities! Even the mini bar was empty! When we inquired about transport into town they didn't want to help! Pool looked inviting but for some reason not in use?!?! And noise- either from staff cleaning and moving furniture during siesta, or other visitors upstairs flushing the toilet at all times of the day and night!

“Make sure you get an ocean view. Great value in off-season.”

The hotel is charming with lovely views of the sea. It is quite far from the centre of town, though you can get a cab or catch the bus - which leaves every 30 mins 750m from the hotel. I would recommend hiring a car, that way you can explore the gorgeous surrounding towns, or pop across the border to France - as I did.

The rooms are of a good size, nice and clean, good sized beds and linen and with a decent bathroom - for European standards. Though if you are looking for a hotel that you'll stay in for longer than 30% of the waking hours, (especially in winter) I wouldn't recommend it, given its limited facilities. The staff are friendly. If you're a foreigner try to speak a little Spanish to them to show your respect, though in my experience most people speak English or understand enough for you to order food and wine.

Note that the hotel restaurant and pool are closed in winter. Though the bar is open late. I used the hotel as a base, (stayed 3 nights) lazy sleep-ins then into town for breakfast before going about sightseeing or day trips; return to the hotel around 6pm for a nap then into town for dinner at 830. Spain has a culture of eating late so this suits perfectly.

There is a small amusement park on the way to the hotel on the hill - I would recommend an brief visit. Entry is around 1.80 euro though the views across San Sebastian and the ocean make for wonderful sunset pictures. (No I didn't use amusement rides, but did enjoy a beer).

“not a four star by any means, stay in San Sebastian!”

From the internet publicity, we expected a wonderful mountain top resort..We arrived to an almost empty hotel(with good reason) on a hill about 5 km from San Sebastian, but with almost NO views of the water. The trip up to the hotel was beautiful, the hotel was a disappointment. The swimming pool was closed and dirty(end of May)..not even possible to have a lounge chair ANYwhere in this hotel. Beautiful sunny weather and nowhere to appreciate it. It is FAR from anything..and no restaurant or room service..Only breakfast at a 10 euros per person surcharge. The staff was such an extreme from the reception we got in San Sebastian. Sometimes the contrasts can be amazing! We felt like we were forcing them to work and they resented it. This is the first time we have felt this way in all of Spain. We have found most of the Spaniards to be so friendly and welcoming. We would recommend staying IN the city..it is charming...up here it is almost a feeling of "the Shining". The rooms are small but clean. IF you pay the supplement you have a view of the water (nowhere ELSE in the hotel)..oops, also from the parking lot..The garden is a disappointment. The only real area to walk was roped off for management personnel only..and we were told in no uncertain terms NOT to walk there! Oh yes, it IS quiet!!! We met several other guests who also felt disappointed with both the reception and the facilities..once again...buyer beware...the internet can be sooo deceiving. San Sebastian is a lovely small city with sooo many charming pensions and inns....we will return there with enthusiasm! As soon as possible!

Nice hotel in beautiful location on top of hill overlooking the bay.
Staff were very helpful & friendly.
Rooms were reasonably spacious & clean.
Breakfast on the terrace was good but no change in menu & it got a bit boring after day 3.
Used restaurant one evening. Food was nice with good service but it was very quiet.
If you are going downtown in the evening for food/drinks you will have to pay 12 Euro each way for taxis, which are no problem to get. I would recommend having a reasonable lunch & hitting the Pintxos Bars on Fermin in the evening. Very good friendly athmosphere around the town. Finish off with a pleasant drink in Plaza De Constitution & watch the world go by.
