As others have reported, the location is great with the metro station three minutes walk and the downtown area about fifteen minutes. About ten minutes walk to the north is the famous Palmen Garten which is definitely worth seeing plus there's a couple decent restaurants practically next door.
We encountered a couple problems. First, some of the furniture is in bad repair. In one room we noticed that the bed was lumpy and, looking underneath the mattress, we discovered that a piece of particle board had been broken (not cut) off of something else and used to replace a missing bed slat. It had been propped up from below with a cushion from some piece of furniture not in the room. When I opened one of the drawers the entire facepiece came off in my hand. In another room the bed was so squeaky that we could not move (or even sneeze ) without raising a chorus. Also in that room I encountered a used sausage wrapper in the drawer of the bedside stand.
As reported previously, the breakfast is continental style and consists of toast, cheese, orange juice coffee, jam etc. Overall the quality of the breakfast was pretty poor. The toast was what we call balloon bread (mass-produced for sandwiches and mostly air) while the "cheese" was a single slice per person of one of those individually wrapped sandwich cheeses that Has No Taste . If it wasn't a synthetic (a la Velveeta) then it was a very close approximation.
Overall, I guess it's a decent value if you want a good location at a relatively inexpensive rate. But it would be nice if they'd put a little effort into maintaining, and perhaps upgrading, a few things. And not cheaping out on the breakfast.
