“Wished we could report a better experience”

We booked this hotel primarily for price and location. Having 5 in our family and being close to Neuschwanstein castle~the price was ok and we were only staying the one night. Upon arriving around 9:30 PM we rang the door only to find the owner must have been offsite as we were only able to talk to her through the intercom and she told us to go in and where to locate our room. We were thrilled to find an entire apartment including kitchen and living area.There were 2 bedrooms and 1 cot in the living room. Very clean and it was obviously newly built/redone. It was late so some of us took a shower and then off to our respective rooms to read/sleep as we had a 9:00 AM tour of the castle. Sometime during the night the heat went out. My husband tried to see what was going on but to no avail. At around 5 AM he decided to just shower and get ready for the day and hoped to warm up. Unfortunately, no heat meant no hot water! Well, we were traveling with 3 teenage girls so THAT wasn't going to go over well in the morning. We tried contacting the owner via outside on the intercom (VERY cold outside/snow on the ground) and told her our situation of no heat and no hot water for showers around 7 AM. She suggested a few things but, having lived in Germany, we were well aware of the dials/knobs and how they worked. We were pretty cold and waited patiently to see if there was any improvement. There was not. We went outside to call her again~she finally came over and after checking things out said it was probably the heater in the basement (I don't believe this was the first time this had happened) and the whole house was without hot water/heat, it seemed. She went down to the basement and that was the problem. She turned it back on and told us to give it 15 minutes and we would have hot water. Well, of course, that did not happen that quickly and we did have to leave for our tour sans shower and quite chilled. While settling our bill the owner (finally) apologized for our inconvenience and changed our rate from 153 euro to 120 euro which we appreciated (this rate did not include breakfast). The place would have been lovely except for the lack of urgency on the part of the owner. I understand she was offsite but we were cold and 3 of us did not get showers. I would not return to this hotel though it is a nice place only because I believe this owner's lack of hospitality was probably due to her being offsite and it was inconvenient for her to come over and make sure our valid complaints were recognized.

“Christmas Magic!”

This was a return trip to Landhaus Kossel for us, but being in a different season made it a different experience with the same cozy comfort. We were on European Castles Tours Bavarian Christmas Markets tour and got all comfortable at our home base. It snowed every day we were there, which was awesome for a Texan! Plenty of the usual great food for breakfast, lots of hot coffee and of course the exquisite hospitality of the owner, Marlies and her family as staff. It really feels more like having breakfast with a friend than being at a "hotel". Our room was at the top of a flight of stairs with a balcony with superb views, two bedrooms, a kitchenette and a living/dining room combo. We wanted for nothing and actually visited the little bakery a few doors down to make our own breakfast on the extra days we stayed after the tour. this place is cleaned every day and is kept spotless at all times, which left us feeling really pampered.
We had easy access to the bus to Fussen and restaurants around Lake Hopfen. We took full advantage of all of the scenery and chances to check out the neighborhood and lovely Fussen when not on the tour.
Stay here! Take a European Castles Tour! so much fun, so many memories.

“Charming Bavarian farmhouse”

I only stayed here for 2 nights as I was 'passing through' on my way from München to Castelrotto/Seiser Alm in northern Italy.

The place is an extended farmouse, quite a large building, where most rooms have a view of the mountains and surrounding area. I stayed in one of the rooms on the side and did not have a view, but it was ok anyway, and since it was quite hot at the time, it was really nice to not have direct sunlight into the room. They seem to have built a further extension outside, as there was an extra 'living room' outside the room itself, but with the original windows still in place. While this wasn't used much and wasn't really complete, it will be even better in time, I am sure.

The farmouse lies next to another farm where the 'dung exit' strangely enough points in the direction of the road (Höhenweg), so there is a bit of smell from it. But none of it was noticed in the room itself. At night, there was a lot of croaking from the local frogs in the pond just below the landhaus.

The room itself is classical Bavarian with lots of wood, white walls and dark ceiling. It is charming and pleasant, and the place is spotlessly clean. The bathroom was fairly small though, and although a shower cabinet is very welcome in my eyes, the placement of the toilet meant you actually collided with the sink when sitting down.

Breakfast is a good variety and better than most smaller places of similar style - nothing to complain about here! And the hostesses are hospitable, yet unobtrusive.

I have already written about the area in my previous reviews, as this is the third place I have stayed at in Hopfen am See. The aim here was to go for a walk around the lake, as well as have a small visit to the old part of Füssen (for the first time..shame!) and a visit to Hohenschwangau by night - it is beautifully floodlit!

All in all it was a great place to stay, and pretty good value for money at 100 € per night for two persons including breakfast. I must admit I miss my views directly onto the Hopfensee though :)

Room Tip: If you want a room with a shade, ask for one on the side, if you want a view, ask for it

“Excellent hotel, felt like family”

Our first trip to Fussen, in fact our first trip to Germany. This hotel was about as good as it could get. Beautiful Bravarian scenery could be seen from the room's terrace, and it's location was quaint, with excellent restaurants nearby and a excellent walking trail just steps from the door. We stayed for 8 nights, and always awoke refreshed and ready to start our day of touring the local castles, of which there are plenty.

The breakfast in the morning was an outstanding mix of fruit, eggs, bacon, and assorted deserts. I never felt hungry afterwards. The staff was friendly and did laundry for us for 10 euro.

Possibly the only negative with this hotel was it's spotty internet access. Although we could always connect, there were times in the day that the speeds were very slow (probably from other travelers). Other then that, this was an excellent stay!

“A Most Charming Place.”

I have just returned from a week in beautiful Bavaria, Hopfen Am See, to be specific. I saw tons of Bavaria but was lucky enough to return home every night to the Landhaus. It was just so lovely and charming. My room was clean, spacious and decorated in the Bavarian manner. I just loved it. My windows overlooked the stable area and that was really nice. I got to hear the horses nickering and stomping around in their stalls. The church bells that some have complained about were really lovely sounding to me and not intrusive at all.

I could devote an entire chapter to the breakfasts that were served every morning. They were so generous and delicious. The breakfast area is decorated beautifully and the entire experience was delightful.

Anyone would be fortunate to enjoy a stay at the Landhaus Kossel or Koessel.
