My first impression was surprise at how small the room was (and this was a superior), the see-through bathroom and shower attempts to make it look bigger but it can't hide how small it is. So if you have a roommate make sure you are very intimate with them. There was a couple of faulty lights in my room and the tv remote was damaged so maintenance doesn't seem great. The minibar is free for superior rooms but it's very lightly stocked, also there are no tea making facilities in the room. It is nice and clean though as is the rest of the hotel.
Although the room was facing the main drag the sound proofing was good on the 5 th floor. Wifi is free but you need to get a login code from reception and this lasts 10 hours, once it runs out you simply ask for another one - it can only be used by one device though so you need to get a code for each of your wifi devices, I didn't bother so not sure if that's a problem.
Breakfast is good, as is the restaurant and bar, if you don't fancy going into town you can spend a pleasant enough hour or so in the hotel bar. The gym area has a bike, a cross trainer, a treadmill and some weights but again it's very small with no room to stretch out. The sauna and wellness area looks ok but I didn't try it.
There are 3 ubahn stops about 5-10 min walk from the hotel and also the start of the main Schwabing area with its many bars and restaurants. Once on the ubahn it's only 5 min or so to Marienplatz.
Overall I'd say it's a good but not a great hotel, I would say it's a 3 star rather than than the 4 they have, but it's value for money with very pleasant staff.
