Pros:
-very nice front desk staff
-relatively convenient location close to subway
-breakfast ok (but not better)
-rather tasteful decoration of room
-cleanliness generally good, BUT
Cons:
-exhaust air fan in the bathroom really dirty
-very dark lights (energy saving bulbs)
-poor quality of shampoo, toilet paper etc.
-toilet flush did not work proprely. I reported this to front desk, but it had not been fixed the next day. For a colleague of mine, it was the same.
- No night porter after 10pm. Everybody can get into the hotel without a key.

Even though the booking was made through an independent discount web site, the hotel, over the phone, shown flexibility and modified easily (and at no extra cost) our original reservation. Good start!!
At the reception and breakfast room, the staff was always friendly, extremely helpful and the service, very good. The good-sized rooms and bathrooms were spotless and decorated with style, simple and harmonious. Even the rooms on the street were quiet.
The breakfast was at civilised time (for holidays!! i.e. early until 10 or 11am) and the food was good.
For the Oktoberfest, it is walking distance to the location. Tube stations are within 5 to 10 min reachable by foot and,after 2 to 5 stations; we were in the centre on Munich.
It is an excellent value for a 3* hotel in Munich!!!
