Nice Family Business Hotel in Munchen.
I stayed hotel two nights and hotel was OK. Room was clean, bed was Ok and room silent. Hotel owners are German man and Korean woman. They are very helpful. Metro station is near 200m and area is nice to walk.

This is a well managed family owned tourist hotel within 10 to 15 minutes of Central Munich by local trains. It is 5 ish minutes level walk from the U and S interchange at Harras.
Rooms were comfortable and clean in a quiet location. The area is surrounded by residential apartments. Breakfast was usual spread of rolls, meats, cheeses and preserves with a hot buffet of eggs, bacon and sausage.
Rooms have a safe and tv and free wireles internet. Bathroom well maintained.
Reception was operated by the owner and he proved very helpful on all matters Munich.
We used the local Italian restaurant a couple of times which was well run on weekends but understaffed during the week.
Prices during Oktoberfest are high but for the quieter times this would be a reasonable budget priced base for a Munich visit. The U trains are very regular and the standard family/group ticket of c.9 euros allows unlimited travel for 5 people.
