Hotel Clemenceau met our needs in Nice. It wasn't too far from the train station and it was easy to find. And it was affordable.
It seemed to be a family run place. All were very nice. All spoke some english.
It was a bit far from the beach and the main sights, but somewhat near the midpoint to the train station. The road outside was very noisy early in the morning, but it was construction related, so it may not always be the case. The neighborhood was typical of the middle of a mid-sized city. No real charm to the area.
Breakfast was extra. We didn't try it. The room was large (especially after Paris). It was clean.
Recommended in the Rick Steve's guidebook.
