“Good Location”

Our room was clean and spacious (we had a superior room) with two windows overlooking the street. We did not need the air conditioning as, being the end of October, it was cool enough at night. We do like to sleep with the windows open which we were pleased was possible, although there was quite a lot of street noise, but as this is a central location that was expected (and our choice to have windows open). The bathroom was small but very clean. We did not have the hotel breakfast as it was cheaper in several places right across the street. The staff were polite and helpful.
The location is great for all the amenities of Nice. Resturants and shops literally on the doorstep and two minutes walk to the front. Buses were great for getting around at 1 euro per trip - whether just across town or all the way to Monaco or Cannes.
This is a good, comfortable, clean hotel in a central location. Perfect for a long weekend exploring the area.

Room Tip: We had a superior room which was spacious with two windows.

“Good location but.....”

The hotel is very centrally located no more than a 3 minute stroll to the "promenande de anglais" which is the seafront. There are literally dozens of restaurants situated all around the hotel. You are within a few minutes walk to the tram lines and about 10 minutes from the main rail station from where you can get a train to virtually anywhere in France. Our room had 2 single beds and faced the busy street front area. Once the window was closed at night it was surprisingly quiet. The airconditioning worked but could have been much more efficient. We were generally too warm at night but there was an un-expected heat wave during our visit.
Our bathroom had a a bath and a shower over bath. However, this was not a great arrangement as the shower door covered only half of the bath area and and the shower was much too low for anyone over 5ft 6in. This resulted in spillage onto the bathroom floor which was unavoidable.

There was a wall mounted TV with lots of channels available including BBC world service. There was also a small fridge and a safe available at no extra charge. The room was cleaned every day and there was also a change of towels daily. There was no balcony and the room was overlooked from a balcony just across the street. The breakfast was disappointing. No fresh fruit available other than some grapefruit segments. Coffee was only available from machines. There was some cereal and cheese and ham but overall I had hoped for more. As I was there for a week it would be expensive to go out and buy it every day.Also there was little or no foyer in the place and no bar at all not even a coffee dock. So once you finish your breakfast there is nothing left in the hotel for you but your bedroom.

Staff were friendly and some had fairly good Enlish language skills. They were very obliging. I would say the hotel is suitable mostly for short stay clients (say one or two nights) but it is not great for anyone staying longer than that due to the limited facilities in the property. However it is extremely clean and well run and very well located for the prices they charge..

Room Tip: rooms overlooking the street are interesting and once the window at night is closed it is surprising...

“great location, nice reception, but rather dated”

good tip to have breakfast across the road from the hotel, rooms were find but lift bit narrow. more 3 stars than 4. air conditioning worked fine but was bit exposed. clean and well laid out. quite spacious, good value, very near to the promenade

“Nice hotel”

Clean, newly refurbished rooms. The noise insulation is surprisingly good considering the hotels central position. Breakfast is OK and low cost , 9 Euro. The nice weathe rin Nice was counterated by a very inefficient ineffeicient air condition in our room. Complaints to the reception in the morning was politely noted and we was told it would be checked. Late afternoon it was still not fixed and we was instead given som "tips" from the new receptionos indicating that this was a common problem. The next night was just as hot even we were told that the air condition had been fixed during the evening. Redction of the bill by the value of the breakfast was offered.

I have just returned from a weeks holiday at the Hotel de Suede in Nice.
The hotel has just been renovated with very clean rooms, new furniture, contemporary bathroom fittings and daily maid service. The shag pile carpet in the bedrooms was a bit much but it was clean and new.
We had a front facing room which we thought would be noisy as the busy shopping area was just beneath us. However, we were surprised at how quiet the room was when the windows were closed. You couldn't really hear anything at all. The room was kept cool by the air conditioning.
The breakfast was simple but quite honestly I wouldn't have wanted much more. There were cereals, ham, cheese, yoghurts, croissants, French bread - all standard fayre. All as much as you could eat in clean and quiet surroundings with unlimited coffee, tea orange juice etc. If you're a Full English type then you can get that across the road for 13 euros.
This was an excellent value 3* hotel and well worth the money. I have stayed in worse 4* hotels in the past. We had a discussion about the +'s and -'s of this hotel and we were hard pushed to find anything negative to say.

Room Tip: Rooms facing the rear will be in the shade so get one at the front.
