-small, cramped rooms
-odor of cigarette smoke throughout hotel
-unpleasant odor in bathroom
-no sound-proofing (awakened at night by conversations in neighbouring rooms and voices in hall)
-no elevator/lift

2nd hotel we had stayed in on our trip as the first wasnt to standard but this was much better. Room was slightly dated decor but very comfortable. Bathroom excellent just no electrical outlet. Air conditioning a bonus and superbly quiet. The area looks a bit dodgy but we had no problems. Straight out the door walk 100 metre along the street opposite and turn left and 300 metres you are at the messena. Easy and handy. Staff pleasant and helpful enough in speaking some English. Had a comfortable 2 night stay here and would recommend definitely as not too expensive either.

Good location, easy walk from station and close to coast. Used as overnight stay at end of holiday and was ideal. Good breakfast, very friendly front desk who were helpful. Rooms decent size with good bathroom, very clean, comfortable beds, small balcony - what more could you want. 102 euros for double with breakfast.

First off - my boyfriend and I were on a 1.5 month trip to Europe, so our luggage was fairly large and heavy.

The location was quite good - close to Avenue Jean-Medecin, where you can walk along or take the tram to most of the sights, and both the train station (Gare SNCF) and the bus station (Gare Routiere) were around 10-15 min walk along main roads, so it is good if you're based in Nice and going out to other towns.

The room itself was fine - clean & neat, the size was average and we could open both of our huge suitcases. I especially loved the high ceiling - makes the room much more spacious. The amenities were fine - they provided shampoo & shower gel made in Grasse and was surprisingly good quality. Service was good - I was pleasantly surprised to see a Chinese speaking receptionist with equally good English and French, though the French owners themselves have difficulty with English. One night I found that they forgot to give us shampoo and asked for it - took around 5 minutes of English + broken French + gesturing to get the message through, but then they delivered half a dozen packets to our room.
And the free wifi was wonderful - unlimited and fast.

My biggest complaints:
1. No lift - with our huge luggage it was a pain to get up two flights of stairs (and that's after dragging it 15+ minutes along bumpy roads from the train station!)
2. the hotel was located in a small street, and it might get a little bit dodgy at night; the area was generally safe though.
3. Not many good restaurants around - there is a bunch of restaurants 5 minutes from the hotel, but most were not worth the price for their taste.
4. The window faced the road - at night motorbikes zoom past and police sirens are heard now and then.
