Positive: the service was very good, friendly personal, for a 2-stars-hotel the room was big (we got a room with sea view, 1 double bed and 2 single beds), the bathroom had a nice size, the air conditioning is very silent and works very good, the hotel is very near of the beach (it's very nice to walk there), near of restaurants, the breakfast was delicious (specially the croissants).
Negative: the toilet was very dirty (you could smell urine since the entrance of the bathroom. Also I asked the girl to clean it, but it looks like she only gave a product to give it a good smell), the double bed has a small size (I am 1,73m and had my feet out of the bed all the night).
In general it was ok, but I have to say that the dirty toilet made me disappointed. Cleaning has nothing to do with price or quantity of stars. This is something very basic: everybody likes to feel good, in a cleaned hotel.

I lived in Monaco and my cousin was at the University of Nice in the 70s, so I know Nice and the Promenade des Anglais very well. My French cousin actually recommended this hotel to me. He and his spouse stay there every year and take an ocean view room. I took the cheapest back view and was perfectly fine!!! The room was wonderful, European feel, and clean. Breakfast in the beautiful garden or lobby suited me to a T and I liked watching the neighborhood cats play. The staff was so nice to me (I stayed 9 days and they treated me like family). I spent my days out strolling the beach, visiting my old haunts, museums, and the cinema, taking the bus and train to neighboring villages. It was heaven and the price was so reasonable. I hope to make it a habit going back. It was so nice to be treated in a friendly way after my week in a sterile Paris hotel where the front desk people were jerks. And I SPEAK FRENCH!

The hotel has been remodeled on the second floor and part of the first. The staff was very attentive and ready to help at any occasion. This was my first time staying in this hotel and I can't wait to go back soon. The breakfast in the garden (or in the room) was just great. The coffee, and especially the bread and croissant , were delicious. Even though you are on one of the main streets, it is very quiet at night.

This establishment is very run down. Windows don't close properly and paint is peeling off the walls. Furniture is tatty. The communal toilets (not all rooms are fully en-suite) are dirty and constantly running out of toilet paper. Rooms facing the Promenade des Anglais are very noisy, though this is not the fault of the hotel.

We were stuck in this dump for 3 nights and the place felt very neglected and unloved. It was the worse place i can remember staying in in 42 years of travelling in France. If someone was prepared to invest a lot of money in the property and take the trouble to manage it properly it could make a decent hotel. My advice would be give this place a miss unless you are desperate
