The location is very good. 10 mins walk to "vieux Tours" and 5 mins walk to the cathedral area. More importantly though, it's 2 seconds walk to the best chocolate shop in town, "La Chocolatiere", which has to be seen (and tasted) to be believed, particularly around Christmas time.
The hotel is opposite Tours attractive theatre, hence the name. The street wasn't very noisy. There's a strip bar next door and a sex shop near by, both of which were rather unexpected because this does seem to be a posh part of town.
Rooms are very clean and nicely decorated Ikea style. No real luxuries though. We had a problem with the heating and woke freezing cold at 5am. The hotel resolved the problem the next day and provided extra blankets.
Breakfast at 7.50 EUR was OK, though there wasn't much choice of pattisseries.
The only down side to the hotel was the grumpy owner, who was borderline impolite when we rang for directions to the hotel. The young staff helping her seemed clueless about either the hotel or anything in Tours ... maybe they were short staffed because of Christmas ?
