“ok stay basic but adequate and good value”

Room was ok a little small and at the back so not very light but still a decent room. I had read the reviews prior to booking and I got what I expected a decent room for good value (for Edinburgh), no breakfast and no daily room service. Thats was all fine.
I know the city well and the area is actually great if you know it Valvona and Crolla round the corner and superb pubs and restaurants.

“Not terrible, but not great either”

I stayed here with my partner for four nights. It wasn't awful, but it wasn't really that great, either. Maybe this would be ok if you're young, used to hostels and are looking for something a bit better. Overall, I definitely would not stay here again.

PROS:
-They include a little book detailing attractions, restaurants, etc. in Edinburgh.
-Satellite TV
-Wireless Internet (though the connectivity in our room was very poor and quite slow)
-It was one of the cheaper places, I think we paid around $100 USD a night
-If you like hikes, you definitely get one into the city center every day!
-There's an adorable little Italian grocery/bakery just up the block-- we had fantastic baked goods for breakfast there!
-It was very quiet, during both the day and night. We had no noise issues.
-There are many restaurants a short walk away (uphill-- don't bother going downhill in the other direction, there's nothing there.)
-En suite bathroom
-Armoire to hang clothes
-Radiator worked very well

CONS:
-The place is sort of near the town center (about a mile) but it's ALL UPHILL getting there. If you're looking to spend time on High Street or Princes Street, you'll need to hike 15-20 minutes up a pretty significant hill to get there. There is a bus stop right outside, but those can get pricey.
-The towels were very small and VERY rough! Drying my face made me cringe, as the fabric was not soft at all.
-My biggest complaint: the entry way smelled TERRIBLE! Every time we entered the building, it smelled like beans and disinfectant; I had to hold my breath! Thankfully, the smell didn't extend to our bedroom.
-The bed was not comfortable. The pillows and blanket were lumpy and I found it difficult to sleep.
-The shower was tiny. I am 5'2" tall and not very large, and I kept banging my elbows against the shower doors when I tried to wash my hair.
-While there was wireless internet available, it was extremely slow (don't expect to be able to upload photos to the web) and unsecured (no password...not safe!). The connectivity in our room was very low.
-The room we stayed in was very dark, with little natural light. See that photo where the window faces a wall? That was the room we stayed in. We couldn't even tell whether it was raining outside. The room was also kind of musty, and had a bit of an oppressive feel to it.
-If you're looking for it, there's no laundry.
-There were several (not an infestation or anything, I think I encountered 3 or 4) strange little brown flying moth-like bugs in the room. One of them got in my bag and hitched a ride to the next town with me!
-The owner turned me off. When we got in, he opened the door, confirmed who I was and then his next question was "How will you be paying for this, cash or card?" Now, I don't mind paying up front (I can't remember whether this was stated ahead of time on the reservation), but I felt that was pretty rude. He could have at least asked how our trip was or something before he started looking for money!

We are sorry to hear that your stay with us wasn’t completely satisfactory. We aim to provide clean, quiet, cheap, comfortable, en-suite rooms for people who are looking for accommodation a step up from a hostel.

We like to travel ourselves, and our preferred style of travelling is spending the day sightseeing followed by relaxing in front of the TV with a cup of tea and a good nights sleep. This is the style we’ve adopted in our Guest Houses, we try to make the rooms homely if the curtains are drawn shut. The Lantern House rooms have less of a view because they are based on the lower ground floor and/or face the corner tower of the neighbours. The Windsor House rooms have a better view of the gardens below.

The week you stayed with us we did indeed have some problems with moths. The first bug spray we used had a rather nasty smell, as you noticed. Baked Beans with disinfectant might be a good description. Once we noticed how bad the spray smelled we changed the spray and after a week the problem was gone (moths and smell).

I’d like to apologise for the greeting you received on reception, some guests prefer a fast check in with a minimum of fuss, while other guests like to receive info about the area. Upon arrival I try to judge whether the guest would like engaging chit chat or if they prefer just to be booked in and left to their own devices, and I got the impression that you preferred just to be booked in with no fuss, so I apologise for my error. I would have been more than happy to assist you with information on exploring the area and/or make your stay more satisfactory. If you ever come to stay in the area again, here’s some information on the surroundings which might help:

- Leith actually has some of the best restaurants in Edinburgh. The Tailend is Edinburgh’s best Fish and Chip Shop, there are lots of good Italians and gourmet dining at The Shore.
- Although the city centre of Edinburgh is small ( we are actually 0.5 Miles from princess street), it is quite hilly. We’d recommend guests purchase the Royal Edinburgh Ticket (Entrance to the Castle, Palace and the Britania Yacht and two days travel on the open top buses). Alternatively you can buy a day ticket for the normal buses for GBP 3, but you should climb Carlton Hill and/or Athur Seat and wander through the closes and the small streets to appreciate Edinburgh.
- There are two laundries and dry cleaning service close by.
- Pillows, beds and duvets are a very personal choice. If you prefer a harder/softer pillow let us know and we can see if we can help you.

“Lovely Nice Guest House”

We stayed there for one night but got moved to a sister guest house called Windsor House. The room is spacious, clean, and simple. The bathroom is pretty small but got all u need like shampoo & body wash gel. The small coffee corner in the room is also a plus. There are quite a few coffee shops around the corner so it is quite easy to grab a breakfast. Very easy to check-in and check-out - in conclusion good value for money :-)

“Great place to stay”

I stayed here with my boyfriend for 3 nights. The B&B is located on a lovely georgian street, a short 5 minute walk from the very centre of the city. The room was comfortable, clean and nicely decorated, the bathroom appears to have been recently decorated and is very clean. There is no breakfast or dinner available however this was not an issue for us as we prefer to eat out and just used the B&B as a base. The staff were also very nice. I would stay here again.

Booked a room in this guesthouse as a one night stay for my 21st birthday. Stayed there over night on a Sunday with my partner and can not think of a bad thing to say about it.

The room was spotlessly, a good size, bright, airy and very comfortable.

There are two houses on the same street both owned by the same people, when we arrived one was being cleaned so we were offered to either wait in the [very cushy] office for ten minutes or to go straight to a room in the second house. To save the [very hepful and friendly] woman some time we decided to just take the room further down the road.

The house was absolutely beauitful with a huge open passage, loads of character and features but still kept modern and bright. I think there might be around 4 or 5 rooms in the house but on the night we were there we were the only people in it.

The room was very bright and a good size but still had everything you'd need and more than enough space. Small ensuite bathroom/wetroom was lovely, very clean.

We're by no means fit but we walked from Waverly train station and to be honest I cant imagine getting a taxi or bus there would be quicker or easier. Found it very easy to find with a google map on phones and was literally two streets away from tons of lovely restraunts and just a few minutes walk from shops, cinema and Princes Street.

I would recommend this place to anyone.

Still cant believe it's such a bargain.
