“Cute, clean, modern, with tiny bath”

We had a lovely garden-level room, which has been updated with dark wood floors, new-ish paint and furniture, a wardrobe, and modern bathroom furnishings. The bathroom is a small one, though -- which is understandable since it was built into the room much later, but the shower curtain kept clinging to me, it got very steamy, and I would beg the management for a SHELF: when getting ready each day, we were using the seat of the commode for lack of anyplace else to put our toiletries.
The location is great -- it's at the edge of a quiet residential neighborhood, a very short walk to Princes Street and the train station, and a nice roll down from Calton Hill. It's also super-close to John Lewis, which is fantastic. Recommended!

“Great location and comfortable flat”

Within walking distance of downtown and Carlton Hill this place was great for us. Cute tartan decore in a nice Georgian flat. Our room was good was quiet as we were in the back. Room is a bit cheaper as they don't service the rooms if you are there for less than three nights.

“Good location but nowhere to park!”

We stayed here for two nights and while it was a great location and a fairly decent price, the parking issue really turned us off from here. We were not warned that parking nearby is completely impossible and spent over an hour the first night we arrive in Edinburgh searching for a parking space a mile away from the B&B. The room itself was very small and the bathroom was even smaller. The shower was frustrating because there was no pressure and the temperature kept switching back and forth from scalding hot to freezing. The bed was fairly comfortable but the room was really cold and had no heating. If you're looking for a simple place to stay that's close to downtown and fairly inexpensive stay here. If you have a car, look elsewhere.

“Overall value for money very good”

We spent two nights at the Lantern House that we found by chance doing a research on line. Their website redirects to eviivo.com booking’s link where there is sufficient information and pictures about the b&b and its location although no precise address or contact details whatsoever. You will get those only when have already booked and paid! I must say that I found that a bit annoying. However, once you have booked, you get an email confirmation immediately plus another message nearer your check-in date with additional info.
It has proven to be a GREAT location: literally less than 10 minutes walk from Princes Street. You are basically in the heart of the city.
This b&b has got two buildings and our room was in what they call the Winsor House: a newly refurbished old house with high ceilings, nicely redecorated and with attention to details. Very nice. The room was of a good size, very bright, comfortable and clean, overlooking the quiet backyard.
The shower-room was a bit disappointing: although all the appliances in it were brand new and stylish too, the size of the room was quite tiny. Basically the space for it was taken out from one side of the actual bedroom so it appeared rather narrow and overall claustrophobic. Very tiny sink and no hooks where to hang towels and so on. Even the fan did not seem to work properly and, in such a confined space, that can be a problem. The shower was powerful though.
Overall, the value for money is very good. You get a more than decent room (especially if you get one on the first floor as we did) at a very competitive rate in an excellent location. To note though that the price is really good also because it is not offered a daily cleaning service (although our towels were changed the next day) and breakfast is not available either. Also, Michiel and Fiona lack a bit of personal touch and seem almost more affable via email than in person. Although polite and nice, they appear a bit distant and shy face to face.
But would I recommend this place? Most definitely YES!

the room was great!
Clean, quiet, everything we wanted from a room...and the best prices in town.
Very close to the city center (10 min walk)
Would recommend to everybody.
