“Absolutely Perfect Location and Very Kind Staff”

For me, this was a 5-star, but I do recognize that a clean, perfectly located hotel with grandma's old furniture may not be everybody's cup of tea! Though everything is very old, they keep it clean clean clean. The Smiles and out-of-the-way helpfulness were as good as the million-dollar view. Watched the noon cannons fire from the castle from my room. Amazing.

The TV was flat screen and mounted on the wall. Handy light switches from the bed. Elevator. Delicious full breakfast with table service. Strong, good coffee. There's an elevator, though it's small and old. They let you use their (slow) computer for free, which was really handy. There's a big drug store next door-- and a grocery store 2 blocks up.

This place is right where you want to be. Shopping, parks, castle, royal mile-- all an easy walk. bus, train or taxi practically out the door.

Negatives? It's worn and grandma-like. It's a busy street, so not for light sleepers-- but I slept with the window open every night and it was ok.

With this location and the extremely friendly and personal service... I can't wait to stay here again. It was the first stop on my month-long adventure and really felt like home. Oh-- and loved the daily bottle of water and cookies.

“Great location”

This hotel/club is right in the centre of Edinburgh. While a little dated, it was good value
and I would not hestitate in staying here again.

“A wonderful hotel with a view”

We stayed at the royal overseas hotel for my 50th birthday. It was a perfect base for sightseeing. We were lucky enough to have the Pentland suite, it was very clean and comfortable with a wonderful view of the castle. The breakfast was exceptional with a variable choice. The staff are very freindly and helpful. I would certainly stay there again.

“What a location - however sinple style”

This is a club rather than a hotel. That said it is open to the public. The location is tremendous - the view from the breakfast room is first class looking straight up to the Castle.

The rooms corridors etc are small and simply furnished in a 1950's style - well actually they may have been furnished last in the 1950's!

Still homely clean and tidy.

I enjoyed my stay.
