“Comfortable and welcoming”

I can only echo the previous positive reviews. Stayed for three nights on a weekend break. Julie is a great host who made us very welcome as did Inky their lovely lab. The twin room was large with comfortable beds, tv, tea and coffee making and en suite shower. Great choice for breakfast each day - make your choice the night before. Handy for the bus for town and if you've forgotten any basics the Co-op is just along the road.

“Could not recommend a place more than this one”

Arrived at the Ardbrae B&B to a very warm welcome from Julia (the Owner) She was very helpful in all aspects Breakfast was too die for and so much to choose from Rooms very cosy could not fault this place If I had to find something wrong It would be that the On suite was a little small

“Our first time to Edinburgh”

On our way to the beautiful area of Pitlochry, we decided to start our trip to Scotland in Edinburgh. Via the internet we found this B&B that could offer us 2 rooms at a very decent price and at a short distance of the airport. Julia was already making us feeling very welcome in our email conversations so when we arrived it felt like meeting an old friend. We could park our rental car in front of the house, within the gates. The rooms were nice, the beds very good and there were coffee & tea facilities for us to use as well. The cooked breakfast was a delight and gave us a very good start for a busy day, visiting Edinburgh and travelling afterwards to Pitlochry. For people using public transport there is a bus stop very near Julia's House and there are a ATM and a grocery nearby. For anyone travelling to Edinburgh this B&B is a very good place to stay. It was just one night, but next time we visit Edinburgh we will certainly contact Julia again.

“Wonderful hostess, lovely place.”

We found Ardbrae House online and contacted Julia to set up reservations for two nights. She was welcoming and friendly from the start. We traveled by train to Edinburgh, so we used the city bus while there. The bus stop is a very short walk from the house. Julia greeted us, showed us around, left us delicious scones and the breakfast is wonderful! The room was comfortable and had everything we needed. The only drawback of our room - it was in the front of the house and the street was a little noisy with the window opened. But honestly that didn't detract from the stay. Would love to stay here again!

“We have already booked again - excellent value”

We chose the Ardbrae from a list on the internet, booked on line (in February) and this could not have been a better choice for our visit to the Fringe Festival. The property is situated close to the airport and about 30 minutes from the city centre on a frequent bus service. We stayed for 7 nights and were warmly greeted by Julia and Inky (the family labrador). Julia gave us lots of information about local restaurants, buses and places to visit.
One really lovely touch was the freshly baked cakes and scones which were left in our room each day with a little note telling us what they were. The breakfasts were fantastic and a choice could be made each day (unlike some B&Bs where you are expected to have the same items each morning). The room was spotless and comfortable and although it is at the front we were not disturbed by traffic noise.
We have already made our booking for August next year
