“Bargain of the Year!”

Having popped on here to praise this guest house to the hilt I was stunned to read the negative reviews - none of them sound like the same place. I can't praise Rob & Vicky enough, nor the accommodation, service and welcome.

Stairs? Hardly an inconvenience! Wide, not steep and hardly numerous. *shakes head in wonder*

Anyhow, back to the well deserved praise! Ron took time on the phone when I rang to explain the options - which fitted us perfectly. Close enough to Murrayfield, and closer to the city centre, especially the excellent Grassmarket. (As it happens also several "local" eating options if the trip back to the busier centres isn't fancied, and pubs nearby and an off licence/general store opposite. )

We took the 4-poster room with ensuite and I must insist it's fantastic value. A BIG characterful room, big bed, clean and contemporary bathroom. TV, TWO radios (when was the last time you stayed in a room with a radio and not just the ubiquitous TV?), kettle and fixings. Fantastically warm and cosy, a delight to get back to after a hard days pounding the streets and watching rugby!

And so to breakfast... well, you can't be disappointed here. HUGE is the word, and even so for my wife's veggie breakfast. Lots of choice of breakfast items and no stinting on the amount. Gallons of coffee, juice and tea. Toast till it comes out of your ears.

But the real strength of the place is Rob and Vicky. Loads of time, lots of advice, and Rob should get rewarded by Lothian buses for the promotion he gives them. Plenty of bus options if you don't fancy walking up to the city centre, tho the routes don't work so well/at all going west (Tho I hasten to add I don't blame that on Rob ;-). Rob even lent us some change for the bus on the first night.

A quite fantastic place. I refuse to believe you can get better value for money near a city centre in the UK.

Room Tip: Splash the extra tenner a night for the large 4-poster room. That's only just over two pints in...

“Great value, wonderful hosts”

Wanted an affordable place where we could walk to Royal Mile and surrounding area. Valentines worked wonderfully. Room was in annex next door, basic clean with private bathroom not en suite, breakfast was great. Only drawback was that our big classic nicely decorated old room in front had windows that let in the street noise. Other rooms were probably quieter.

Room Tip: If noise is an issue for you, communicate this so you can have a quieter room .

“Can't beat the price”

I had a hard time finding a hotel within our budget and was very pleased when I was able to book a great low rate here. We stayed in 2 different rooms, because we decided to stay an extra night. Our first room was large, but we had to share a shower and a toilet room with two other rooms. I was worried it would be a problem, but it wasn't. We never had to wait to use either & both were always clean. The second room was slightly smaller and in a less renovated part of the building. It has the original staircase in it. Very cool! Our room had a small bathroom in it. Again everything was clean. They had parking, which is a huge plus. It is difficult to find parking at times. Breakfast was excellent and included! The location was good, about a ten minute walk to the castle.
The owner is incredibly knowledgeable on the city.

Room Tip: Ask to be in the main area if stairs are a problem for you. You will only have to climb one set.

“Perfect for a weekend break”

About a 15 minute walk from the Castle. Our room was on the second floor, which is up a fairly steep staircase. Fine for us, but would not be suitable if you have a problem with stairs. Room was fairly small, but very clean and comfortable with a small ensuite bathroom and a nice shower.
The owners were very friendly, and gave us plenty of advice on what to see and how to get there. Best thing about our stay was breakfast, which was amazing! We went for the full scottish breakfast, which included eggs, square sausage, black pudding, bacon, haggis and potato scone. It really set us up for the day.

We found this guesthouse extremely clean and comfortable. The meet and greet was excellent and was the information and hospitality throughout by all of the staff involved as well as the proprietors.
The breakfasts we had were excellent and above average in our experience of uk guesthouses and hotels.
We will be back. Nothing was a bother. A well deserved positive review.
