I was disappointed by this B&B. I was charged £60 a night, more than the price quoted on the website (£25-£40) and by Edlets who I booked through. I went for this rather than chepaer options because it looked really good and the promise of a "sumptuous breakfast".
Sadly the standard did not measure up to expectations. The couple that ran the B&B were polite and helpful as far as possible but because their English was not good they were not able to help me with local areas to visit and had not heard of Arthur's Seat!! I eventually found the information I wanted from other residents!
The room was small and very basic. I was in the single en suite. The furniture was very cheap poor quality. One of the bed slats was broken, the single pillow was uncomfortable, the "wardrobe" was a child size so my clothes could not hang - even tunics were too long! The bed cover had not been cleaned.
However the sheets and towels were all spotless and towels changed and the room room was cleaned daily.
There were not enough surfaces to place things including in the bathroom - eg I had to put my washbag on the bedside table!
For the price the breakfast was not good. Service was fine, but the quailty very low. Very little choice, very basic cheap quality juice, cereals etc. The cooked breakfast was lukewarm - eggs (cooked some time previously), sausage, bacon, overcooked baked beans and overfried hash brown.
I was happy with the location - nice quiet area, could see the hills, very convenient for buses to centre and back in the evening. Sometimes I walked and it did only take 20 mins to the bottom end of town.
I wouldn't go back there again and would not recommend it.

Man took ages to answer the door and was moody, demanding payment before I'd even seen the room! No help with luggage and I felt like an inconvenience.

Stayed for two nights the owner on reception pretty hard faced we were given a very small room at the very top no help with luggage or lift- we were when we checked out going to be charged for a castle view!!! you would have to hang out the window to see a corner of it..Breakfast was terrible and we were charged extra for this as we did not realise when booking it was continental- we were not reminded of this on checking in. we had tried to cancel our stay but there is no refund there- a good twenty minute walk to the centre although they tell you otherwise

1. Hotel staff were VERY friendly! We walked there from the train station in Edinburgh (DON'T do that if you are carrying a lot of things, there're several buses, #2, 14, 30, 33 and 48 of Lothian Bus for example, that stop less than 100m away from the place!) and lost our way. We called the staff and he gave very clear instruction to us :)
Upon arrival, he offered us tea/coffee FOR FREE as the room was not ready, but it was just because we arrived earlier than the official check-in time. How sweet is that!
2. The room is very spacious and the bed is super comfy <3
3. It feels very much like home there, SERIOUSLY.
4. The breakfast was great!
5. The interior design is wonderful, I took picture practically EVERYWHERE LOL

In short, IT IS HIGHLY HIGHLY recommended, FROM THE BOTTLE OF MY FRIENDS AND MY HEART <3
