Stayed in Grassmarket Hotel during Fringe festival in August 2009 - hence the price over £100/night.
When we arrived much to our horror, we found that it was situated directly above the Buddy Milligans Pub which was clearly a busy nightspot playing very loud music.

Upon being shown to our room (104) after a long days travelling, we were disgusted to find that the room was not only directly above the Buddy Milligans Pub with its loud music blasting through the floor, but that the room was also dirty with marks on the walls and carpets with a smell of urine about it.

Due to the terrible placement of our room and the loud thumping disco music going on till 3 AM of which most songs could be clearly made out, my mother and I had no chance of getting any sleep and unsurprisingly DIDN'T!

The reception staff (except from one young lady)were unwilling and unhelpful. They changed every day and therefore were unaware of our complaints the night/day before and could not deal with the situation effectively. We were eventually moved to a much cleaner and quieter room. This was after we requested to be moved or we would have to find another hotel.

Great location but not worth over £100 a night and be aware of room 104! Request the 'quiet room'

after booking this hotel through a cheap deal at the travel agents we then went home and read the review, so i wasnt expecting much. However the receptionist was pleasent (let us keep our bags in a locked room as we arrived early - however the room was a disgrace and filthy) and the room (301) was a delight when we got into it. we had been expecting a rat infested hovel but it was massive with a double bed and one single even though we had only booked a double and was very clean and tidy. the tv worked fine and there was tea and coffee making facities and a hairdryer. the only downside was that the rooms are above the bar and therefore noisy on a night when your trying to get to sleep, but if you got a room higher up or at the back im sure this wouldnt be a problem. The one gripe I had was that they asked for our credit card details when checking in "in case we damaged anything!!" and when I refused (credit card fraud anyone?) we had to leave a £20 note which we got back at the end of the weekend (only after asking for it) MAKE SURE YOU ASK FOR A RECEIPT IF YOU DO THIS!!

We had read a couple of bad reviews of this hotel online but decided to book anyway because of the great location and price. I have to say, it was nothing like we expected. On arriving outside the hotel it didn't look great, but from the moment we walked in through the door, we were treated to a 5 star standard. We did hear a bit of noise in our room during the night, but we didn't expect anything else. Room was spacious, clean and facilities were great, e.g. tea, coffee making. Filled in one of the hotel comment cards, but would like to take this time to say WELL DONE to all the staff, thanks for making our stay one to remember.

Was billetted in room 104 directly above Biddy Mulligans pub, which is not adjacent to but directly below room. Cost for me was £120 a night for two nights. Room was not very clean with marks on carpet and walls. Walls were paper thin so can hear your next door neighbour. As well as the thumping music which went on till 3 am each night. It was so loud you had no chance of sleeping, easy to make out which disco songs were being played. Would have been better sleeping in reception area on their couch. Don't touch with a barge pole. Complained but got nowhere when I was there and was given brush off with an offer of reduced rate next time .... and advice to ask for a room away from the pub next time. Unless you're a party animal and don't need sleep, this hotel is not for you. Spoiled my trip to the Festival competely, and had to drive home in a daze afterwards through lack of sleep. I repeat don't touch with a barge pole!
