Oh where to start, when my husband and I arrived at this "guesthouse" I went into the hallway first, and was ignored as the member of staff spoke to my husband asking him to sign the register, he then asked for payment which threw me completely.( normally I would ask to see the room first) My husband was given the key and was told our room was 7 on the top floor,once inside we realised our massive mistake. There was a s/s jug on the table which at one time contained milk only it had been there that long it had mould on top I mentioned this when I was telling him the room door wouldn't lock and was told milk shouldn't have been in the room he then ran upstairs and asked if we wanted to change rooms . Answer YES. We were given another room and it looked better,so we went into town and enjoyed our night out coming back around midnight visiting the loo I discovered no toilet roll and someones DIRTY UNDERWEAR hanging on the back of the toilet door. The bed was uncomfortable with poor pillows. Breakfast was served on a cold plate My husband was having coffee only the upturned cup was stuck to the saucer as was mine. Time to leave I asked to speak to the manager and was told by the cook he was alone no manager here I wanted to complain personally.

We stayed here for the Hogmanay over 2 nights. On the positive side it is in a really good location and only took around 10 mins to walk into the centre. Also parking is free on the streets of Edinburgh at weekends and we got a spot directly outside the guest house. We had the room in what looked like the basement and we were right by the staff entrance which got quite noisy at night especially with the dog barking in the next room. The room and bathroom were absolutely filthy. It hadn't been cleaned for a long time as we found rubbish behind the bed and the carpet was disgusting. The shower door kept falling off, there were fag ends in the sink and if you dared touch the bedroom curtain it fell down. All in all the place was rotten but we didn't let this spoil our time in Edinburgh

Decided to take my husband to edinburgh for a long weekend.had difficulty in bookin a hotel as everything was booked up so found this cheap b+b.when i called the man seemed very nice and helpfull so i booked for 2nights.as soon as i walked through yhe door i got a bad impression straight away.the hallway was filthy and looked like it hadnt been cleaned in 50years. We got shown up to the room and to my suprise,the cleaner (who was also the cook )was in the bedroom next door with his dog running all around inside.if i had a business like this i would not own a dog as some people are allergic n its just disgusting. The bedroom was ok but it had paint comin off the walls and the bathroom had too many problems for me to say.also the 12"tv isnt good enough when put on a shelve 2mt away. The wost thing about the room was that the lock on the door was very hard to do.i would be tryin 4 10min to lock it.last thing the breakfast was terrible and served cold.all and all i will never go back and i hope people read this and dont book this place.

just back from relax guest house 30.10.11 staff very welcoming and helpful. room was pleasant and very adequate. Breakfast was very nice could have as much as u liked.we usually stay in a much more expensive and upmarket hotel when in edinburgh(fully booked), relax guest house done the same job at much better price. We could have found fault if being picky but had a great weekend and would certainly go back thanks to all staff for lovely weekend'
