Great location, so easy to walk to from the station ~10mins and to get to all the major sites.
Tessa was really friendly and welcoming and helpful with advice for the city and things to do.
Breakfast at ricks was great, really sets you up for a day walking around.
I agree with the other reviews about the stairs but didn't find this a problem at all... I think they would be hard to avoid if staying in most old buildings in edinburgh and in the city as well.
Bed was comfortable and bedroom was spacious with everything you would need for a crash pad for a weekend exploring the city. Hardly any street noise considering its central location.

my boyfriend booked this hotel as we wanted to get away for the night, not sure what i was expecting as i've not been to many hotels myself but all i can say is wow. the people who work there are so helpful and friendly, the whole place is really clean and really big. for how cheap you get a room it's amazing. i loved the size of our room. i was really pleased with the stay, can't comment on the breakfast as we slept in (lol) but thank you. and we will defiantly be returning again!

This B&B is what you would expect from this kind of accommodation in a big city.
The location is excellent, central but not too much in order to avoid noise. The rooms are big and clean and there is everything you need.
The B&B is on the second floor and there is no lift; I think you just need to know but it is not a problem.
The breakfast is at the restaurant downstairs and it is very good in a very comfortable place.
The value for money is great and Tessa is lovely.
Edinburgh is a great city and I'll go back every time

We have just returned from a trip to Edinburgh and beyond, and stayed at 53 Frederick for 4 nights. You just can't beat the location for walking distance or short bus rides to all major sites. We loved walking the streets of Edinburgh night or day. The guesthouse rooms are plenty large, well appointed and lots of storage space to unpack if you really want to. Everything is clean and lovingly cared for. There are several flights of steps to get to the main levels of the guesthouse but they posed no problems for us senior travelers!

Tessa is a genuinely helpful, friendly and enthusiastic owner--always ready to give great ideas for pubs, dining out, transportation routes, and info on local interests and customs. We had several unusual requests to make and she never hesitated even a moment to help us out every time.

Hot breakfast at the restaurant next door is generously portioned and excellent quality--lots of choices (helpful when you're staying more than a night or two) and always well presented.

This is a gem of a place--one of our most favourites in our many travels.
