Booked this guest house for myself and 4 friends to watch Scotland v England Game. Can not imagine what the hosts must have been thinking when we arrived at the door with 2 Englishmen in England shirts and Kilts 1 Englishman in England shirt and tartan trews and another one dressed as a Knight but they took pity and let us in which I am glad they did as the welcome and hospitality we recieved was first class as were the rooms and very tasty breakfast. Lovely people lovely guest house well worth the visit. Many thanks

“Ideal place where to stay”
I wish I could have stayed longer in this house. Ann & Phil are nice and provide a warm welcome. I really felt at home!. My room overlooked the beach, clean and comfortable.
Not to forget this house is perfectly located.
I'm thinking about another stay in 2012...

“Fantastic location on the beach”
Anne & Phil are perfect hosts. Our room overlooked the Firth of Forth and the sound of waves gently lapping on the beach was a great setting. Joppa's is very convenient to the city with a regular bus service in/out of Edinburgh. Trip takes about 20min and costs 1 pound 30 pence each way. Don't try and drive as it is too busy.
We stayed 2 nights and breakfast was fantastic. Good and hearty to set you up for the day. There is a pub owned by Aussies about 5 min walk down the Esplanade. Can recommend the food. Will be recommending Joppas to our friends.
Room Tip: A room overlooking the beach is perfect.

“Excellent in all ways”
I could not fault this B&B in any way. Very handy for the centre of Edinburgh, yet in a very pleasant location, quiet and stress free.
