People should bear in mind that this is a Guest House and not some sort of fancy hotel. I stayed here for one night for a central location for a good price for a single room. At the price i paid, as cheap as a Travelodge or similar I have very little to complain about. Check in is nice and early, one o'clock and staff were helpful. My room was on the fourth floor and to be honest i would not expect a lift in such a property. Anyone who thinks you would get a lift in such a property lives on another planet. I had booked a single room which for a single was large and spacious and actually better that the pictures of the singles on their website. My only minor complaint would be i found the bathroom quite cold in the morning and my room had no view.
The Guest House could not be better placed. It is on Castle Street, between George Street and Rose Street so there is plenty of bars and restaurants nearby, as well as all shops and tourist attractions. I cannot comment on breakfast which is included in the room price as i had to leave early in the morning but the breakfast room, which was opposite my room looked very clean and tidy.

We arrived about 8:30PM, rang the bell and were greeted to the horrrendous view of very badly maintained stairwell containg a pile of rubbish. I was so stunned and shocked that I said to my husband ..Oh my god, I think we are in a backpackers or a brothel.!!
However we trudged the three flights up to a cupboard, containing some shelves, a small desk and computer that seemed to serve the reception needs. We were advised our room was on the fourth floor..Asked where the lift was only to be told, no lift, you walk up and breakfast is on the third floor..
It was plain to see that walk up carrying bags was not an option for my husband nor I and after some discussion the gentleman agreed to let us the room opposite the 'office'. Before we could get in he had to remove various items that had been stored in this 'family' room which was quite large and contained three beds and a fold down. It was clean enough and the bathroom was magnificant and totally at odds with room. We had booked in for two nights, and as we felt it had been misrepresented on the sight, we advised that we would not be staying the next night. The Gentleman got a bit stroppy and told us ..We won't give your money back. We took the view it was worth loosing the money just to get out of there as we didn't feel safe.
As for the views of the castle...it would be like kissing the Blarney Stone..you would have to hang out a window by your toenails with somebody sitting on your feet.!! There is however a wonderful view of the Edinburgh Castle from this hotel in Castle St..
The blurb and photos on the net were lovely but the reality is a TOTAL MISREPRESENTATION of the property..I do believe they did thier own reviews..Also beware, they have another hotel in the near vercinity, but not quite as good as trhis one

Nice guesthouse in great location just off princes street, ten minute walk to Edinburgh castle. Stayed for hogmanay, was really close to all of the events. Breakfast included, free WiFi. Cleaner through some clothing that was in a bag by accident but they took money off the bill. Very friendly staff. Rooms small but its all you need when sightseeing

My boyfriend and I stayed a night here in early December. Overall this place was really good, room was spacious and warm and staff were friendly.

Upon arrival we went to the reception which was just a door with a phone number on it, was a bit confusing as no one answered when we phoned the number as instructed so had to hang out in the hallway for a bit.

Breakfast was ok but do not recommend the scrambled eggs.

Guest house is in a great location, a nice place to stay.
