it's more a residential area than tourist center, same price could be more choice at same area and there are very strict rule to use the room, say, not eat & drink at room or you have to pay for dry clean if you made dirt on carpet. maybe hence, room is quite clean

My husband and I stayed there for a week. The location is very nice - 15 min walk to Princess Street (5 min by bus), Airlink bus stop (from and to the airport) is 1 min from the hotel, just down the street. We really liked the breakfasts served, breakfast menu is great: yogurts, fruit, cereals, fruit salad, all possible types of eggs with bacon, sausages, tomatoes, mushroom, potatoes, toasts with jam and marmalade, everything was fresh and nicely cooked. This hotel is a family run one, and the staff is very attentive to the tiny details. When we left for the tour to Highlands early morning, they offered sandwiches and "breakfast to go". We checked the reviews before booking and some said that there was a problem with the showers, but they were almost done renewing all the showers when we were there and ours was new and great.

We stayed two nights in this beautiful excellent cozy and super clean hotel in the middle of edinburgh city,we walk to all the main attractions in edinburgh,I find the water pressure is not a problem now as the owner has upgrade and renovated all the toilet now,IMO to maintain a beautiful hundred plus old building like this,they have done a great job in this place,and love to go back one day.

Nice place and good breakfast. Very small and weak power shower. Good double bed, without the normal (for Europe) gap down the middle. Price was reasonable for being during August and associated activities in Edinburgh. Only complaint was that the manager banged on our door at 0630 in the morning, but wasn't there when we opened the door to see what was going on. Apparently somebody was smoking in the hotel down our hall and she just felt the urge to wake everybody up.
