“Excellent B&B”

We stayed here for one night whilst visiting friends in Edinburgh.
It was a late booking through Late Rooms and although we booked about ½ hour before we arrived, the owner was very friendly and helpful. I am not sure whether the owner is the same as mentioned in previous reviews but we found him to be very nice.
The room we stayed in was on the ground floor overlooking the garden. It was very large and had tea and coffee making facilities - the bed was very very comfortable!!
The room and bathroom were very clean and nicely decorated. The toiletries in the bathroom were just divine!!
We chose not to have breakfast so we obviously cannot comment.
Parking was a bit tight on the front but not really a problem as the owner moved his car so we could get in.
As for location, we are not really able to comment as we were picked up by friends as I was on crutches (having just walked the WHW)!!! It didn't seem too far away from the city centre but apparently all buses that stop at the bus stop outside go into Edinburgh. There were however loads of bars and restaurants nearby and well within walking distance.
If we were in Edinburgh again, we would definitely consider stopping here.

Stayed here for three nights, and it was a very pleasant experience. Very clean rooms, quite spacious by European standards. Bathroom was very large. Breakfast was delicious, and the owner was pleasant and accomodating. I can't understand the few posts that said she was "rough around the edges"! I guess if you want to make a new best friend out of the owner, then you're going to be disappointed. Otherwise, June was helpful and pleasant. She even allowed us to keep our outside door key when we travelled for two nights to the Highlands. When we returned, we were able to let ourselves in and not bother with re-checking in. She also gave us a good dinner recommendation and was helpful with parking. (By the way, we easily found a spot on the street right in front of the B&B. No problems).

“Comfy B&B, Good location”

Great little B&B in Edinburgh. Parking is rough (all on the street) and the owner was a bit rough around the edges, but all in all it was a good place to stay.

We were in room number 3 from July 4th to the 6th. Rooms were clean, bathroom was bright, hair dryer in the room, and a nice view of the garden out back. Oh, and the bed was super super comfy. It beats anything I have slept on in the last 2 years.

The hotel itself is in a good location in Edinburgh. It has tended flowers out front and a cute little library on the second floor. There's a nice map of recommended restaurants in the front hallway. Breakfast was spectacular - as much as you could possibly want to eat in one sitting.

Just something to note - you may want to contact the hotel owner in advance if planning to book a room here. It sounded like the property may be sold here in the next 5-6 weeks.

An extremely pleasant experience. The rooms are small but clean and the bed was very very comfortable. We had a view out the back overlooking a small garden. Its was a pleasant and quiet view. The breakfast was tasty and the owner June was always pleasant.

The BandB is a good 10 minutes walk to the city center. The upscale neighborhood has the advantage of being much quieter than anywhere you would stay closer to the center of town. There is a public bus nearby but we simply preferred the walk. We discovered a few nearby pubs that werent filled with tourists and served reasonably priced tasty pub food. All in all we would happily stay there again.

Great place not too far outside the center of the city - would absolutely recommend as good value B&B choice for Edinburgh

About 10 min walk from Prince St. in quiet area but plenty of good restaurants & pubs nearby. Thought June was great - very helpful & accomodating

No real complaints (though you should know what you are getting into w/ B&B - small rooms w/ simple but homey furnishings). Recommended
