Very clean hotel in a great location for city centre. Staff polite and helpful. However how does it get 4 stars. A little paper sachet of shampoo and bath gel. You get better in most 2 stars. No real amenities beyond a bedroom a luggage store and a small sitting room.

The bedroom we had was just adequate. The shower was good and excellent water flow. The room was heated well. However the bed was hard, very hard! It was only 4 foot 6 double so no room really for 2 people. Just not acceptable for a 4 star costing £140/night. It was 6 nations weekend so inflated prices as England was playing Scotland thus I did understand the higher cost.

The breakfast is served over the road in the Cafe Rouge. This was good for me on the first morning but well below standard on the 2nd morning. It was poor both days for my partner. Do not have the scrambled eggs unless you know it's freshly cooked. Our first serving could have doubled up as rubber suspension bushes! The Croque Madame was very poor too. I found this lack of consistence strange for a Cafe Rouge as they are normally a very good standard.

I would not rush back to this hotel. However Edinburgh is a great town.

hotel is ok but beware the low price, as breakfast is served across the road at cafe rouge.
ordered breakfast on 2 consequtive days and it never arrived. Must be because of the low price because the restaurant wasnt busy. So factor that in when you get the low price, that the service will be terrible and breakfast will be non existant but other wise you should be ok.

I was very happy with the room and I suppose I knew when I booked it that it did not have a pub/restaurant. The room was clean, warm and spacious. The location was by far the best attraction and Cafe Rouge across the road had lovely breakfast, coffee and the staff were very friendly. Also the 25% off the menu for guests is a deal you can't argue with. All in all it was a great stay, somewhere to rest your head. I would recommend this to anyone who is not looking for the hustle and bustle of a busy hotel.

Going to a Burns Supper in Edinburgh and looking for a place to rest my head. Nothing too extravagant required but central Edinburgh best. I happened across the Frederick House Hotel which offered excellent value for money. The quality of the rooms and bathrooms was very high. It doesn't have a restaurant on site but has a partnership with Cafe Rouge across the road and that worked very well. Breakfast was better than the norm for hotels. Its in the centre so there's a bit of noise form the streets but you'd get that everywhere. I've no hesitation in recommending. The reception staff were very nice and organised me a taxi without any problem.
