If its your first trip overseas then you will be disapointed, however if you have traveled outside the US then this hotel will be nice. Rooms tend to be small, and placed in unusual locations on the floors as happens when many old buildings get a make over. Breakfast and a bed is all I wanted so for the 99 pounds it was a good deal.
The lift goes to all floors but their is some issues with the floors not being all that level. Folks with canes and wheelchair have to be carefull or have a helper. The stairs between floors are very steep.
Check in was a breeze, the cafe is next to check in so you can have a bite to eat while your waiting for something to like a bus or your roommate. The cooked breakfast is a great deal for 9.99 pounds, Sunday lunch in the cafe runs around 12.50 pounds.

Room Tip: Room 109 over looks the kitchen roof and has noise from the lift and hall doors.

“The location can't be beat for Hogmanay celebration.”

No way can this hotel be beat for its location during the Hogmanay celebration. It was like having backstage passes as we could bypass some of the crowds by walking out of the hotel door and down the sidewalk on the clear side of the barriers then showing our tickets to security and being let straight in. Even without the festival going on this hotel is the perfect location. A few blocks from the airport shuttle drop off makes getting to and from the airport a breeze. We walked everywhere we wanted to go, including Arthur's Chair and a number of pubs. Lots of great places to eat and shops to entertain you if that's your thing. Never ate at the hotel, but there always seemed to be people in there so the cooks have to be doing something right. The room itself definitely wasn't up to par. Very small room, overly hard bed and a horrible layout in the bathroom. If you're packing heavy or just don't like the stairs, there is no elevator to the top floor. Having said all of the negative, we never spend much time in the hotel other than to sleep so we would stay here again.

Room Tip: Try not to stay on the 4th floor as the elevator only goes to the third. We had the corner room on...

The room was small, the breakfast wasn´t that good, but it has a great location. I think it was a cheap little hotel. I would be back there, because was good value for the money I´ve paid for.
I put "normal" in pool and spa, because I didn´t try that. In fact I was only in the hotel to have breakfast and sleep.
The poeple in reception was pretty nice, but the old lady that attend the restaurant acted like she was in the military or something. I can´t complain though.
Overall I think is a good hotel, but don´t expect too much from it.

“weekend theatre break”

We had a two night stay, room only, at this hotel after browsing it's website. We chose it because of it's excellent location and the suitability of the checking in and out times. We felt that 100 pounds per night would be worth it. Alas we were very disappointed. Our room bore no resemblance to those on the website. We later saw the review and photos of a previous guest who had stayed in the same room, 405. This "double room" was the size of a small single. There was very little room to move. The decor was dull. There were two high windows on one of the walls, which looked out onto roofs and chimney tops. A ladder was propped up against the outside wall between the windows. This made us feel quite uneasy. The room did not have the radio alarm or desk mentioned on the website. There were no fire plan instructions on the door, although this was stated in the handbook. Two of the bulbs in the main light were out. There was also frequent noise from doors being banged. The reception desk was at the top of a staircase on the 1st floor. Our room was on the 4th floor. To reach it we had to take a lift to the 3rd floor and then walk up a flight of stairs. This would have been very difficult for someone with heavy luggage, especially as there was no sign of anyone offering to carry it. Entry into the hotel wasn't locked, making it accessible to all and sundry. There may have been cctv cameras in operation somewhere, but the only member of staff who could identify us was the lady who issued our keys on checking in. The door was constantly left open, despite the fact that there was a sign on it asking the residents to close it. Once inside, anyone could make their way to the lift, allowing access to all rooms. During our stay we saw a member of staff on three occasions, booking in, checking out and on one occasion the delivery of an iron which we had requested. Unfortunately, we would not stay at this hotel in the future, and we would certainly not recommend it to anyone. Cath, Shotts

“Perfect location but rooms less than perfect”

Had a three night stay at the Royal British this December. It is in close proximity to Waverley Station - just a short walk away, and this was a definite plus after a four hour train trip to get to Edinburgh .

The hotel has a small frontage on Princes Street and on entering you either climb up a mountain of stairs to the Reception or get a lift along a passage and through some glass doors that seem to be keeping a very peculiar smell contained!!! Never figured out what it was although had a whiff of swimming pools!!

The bedroom was small but clean, bright and had a generous hospitality tray, hairdryer, trouser press and television. The beds were hard and unfriendly though. Bathroom was shabby with damaged ceiling tiles, water mark stains on others and chips out of the basin. Not what you would expect even from a 3*** Hotel. It was such a pity these areas let down the whole place.

On a positive, the Hotel provided a bar/bistro and that was really good. Food was well priced and tasty. The bar was popular with the locals which always is a good recommendation too. Craig and Scott looked after us and made us feel welcome, chatting and treating us more like old friends and Craig even made my supper of delicious haggis, neebs and tatties one night when the chef had gone home. All the staff were friendly and helpful and this really made up for any shortfalls in other areas.

Would stay here again if in Edinburgh as the location is perfect for all the attractions and the shops but hope a wee bit of bathroom decorating and new mattresses will have been sorted to compliment the great customer service.
