This is a lovely hotel. Friendly clean and cosy. The staff were very helpful. The location in Leith is away from the centre of Edinburgh but is totally charming with amazing restaurants and pubs nearby and a lovely waterside setting. We also ate in the hotel restaurant which was excellent. If I had to think of a criticism it would be that the door to the room was close to the bed so occasional noise from the corridor was audible. Overall I would definitely recommend it and hope to return myself. I also visited the Hilton Caledonian and this was by far the better place.

“Nice hotel, shame about the ambient noise”

I stayed here for one night in February 2012 on a business trip. The hotel had been recommended by colleagues. On arrival the receptionist was very friendly and efficient. My room was fine for a single traveller for one night - not overly spacious but not too cramped. The bathroom was a little on the small side but I have seen worse. The room was very clean and the bed comfortable.

I didn't eat in the restaurant in the evening but I did use the bar and again the staff were helpful and friendly.

Breakfast in the morning was good - the staff very efficient and welcoming. The cooked breakfast was OK (bacon on the crispy side but I didn't mind that), choice of continental breakfast seemed a little limited.

So why not a higher rating? The fact that there was a lot of ambient noise outside the room - there was a building immediately outside my room (I think I must have been at the back) and what I took to be air conditioner noise going on all night (I suppose I ought to have asked to change rooms but I was tired and had hoped it might stop during the night). The bathroom fan also seemed to emit a very audible buzzing even when the bathroom light was off.

I know noise outside the room isn't the hotel's fault but some double glazing and better sound insulation would have been appreciated.

There is no air conditioning in the hotel, in February this wasn't a problem. I did spot an electric fan in the bottom of the wardrobe.

Had it not been for the fact I got little sleep due to the noise I would happily go back but as my company uses a booking agency and presumably gets discounts on the booking, I suspect those paying less get the 'least desirable' rooms. If I'm staying in Edinburgh again I think I'll look elsewhere.

Room Tip: Ask for a room with a view and not facing onto other buildings - hopefully will be quieter.

“Excellent value”

I stayed here on the Saturday night of the Scotland v England Six Nations rugby game. Got an excellent rate of B and B for £95, surprisngly low for such a busy weekend. I hadn't stayed in a Malmasion hotel and tend to be a bit wary of "boutique" hotel brands, sicne my experience thus far has generally been they are more style than substance. But this was terrific- quirky design but practical with lots of little touches like huge complimentary toiletries, excellent room facilities and interesting decor. You got the impression that a real effort had been made in designing the hotel. Staff uniformly excellent. Continental breakfast included- and there was an excellent selection of breads, cereals, fresh fruit and pastries. A la carte cooked breakfast was only an extra £2 per person and cooked to order. The BBC commentary team stayed here too, so a few celebs in the bar! It's not in the centre of town but cabs (needed- it's too far to walk) were ordered and arrived very quickly. All in all, outstanding- will definitely return to this brand.

“variable rooms but nice hotel”

Use this hotel often to put up clients and stay myself when entertaining (office in Leith)

Rooms variable ..very much so!.

Ask..no, demand, not to be overlooking Tower place as engineering and plant hire companies there start work early and the reversing horns on fork lifts will ensure an early alarm call!

Bar and public areas best for hotel in Leith area, but as only alternatives Holiday Inn Express and Premier Inn, there's not a lot to beat.

Could do with a bit of a tidy up however.

All in all a good hotel in nice rejuvenated dockland area, with fantastic restaurants on the doorstep

Room Tip: Larger rooms in original building are best. Don't get a room overlooking Tower Place!

Delicious food - a welcome treat after a hard days work.

Found the room little cramped - it was not easy to work from as there was virtually no room between the bed and the desk. This was inconvenient.

Very approachable staff

Definately recommend for leisure trip but found did not meet my requirements for business
