I am from Edinburgh, thus I know the city well. However, despite reading such great reviews about this hotel, I wasn't blown away (well, by the air-con maybe!).
Who on earth decided it was useful, beneficial and appropriate to have an air-conditioning unit in the bedrooms of a country that is, usually, freezing! I was puzzled on entering the room and then grew more confused when I couldn't find the radiator! So, yes I was cold and I wasn't too happy as I'd read such great reviews about the Holiday Inn. I do believe most of these comments to be true as yes, it was clean and yes the staff are particularly nice / attentive but the location means it is set a little back from a main road that has buses, taxi's and lorries speeding up and down it all night, so it isn't quiet!
If you are unlucky enough to get the rooms that face the docks - well, you'll likely hear noise from there too.
I won't be too negative though as I got a full refund and I am grateful that the hotel manager was understanding but I won't be returning, nor recommending this hotel.
I am not hard to please to I would read this review with consideration. It is noisy! it is cold and don't be fooled with the location; there's a street of prostitutes merely half a mile up the road, surrounding high rise flats (believe me, I know!). I had a car so it was fine but you really do not want to be walking about this area at night!

Thank you for taking the time to review your recent stay at our hotel as we appreciate all feedback that we receive from our guests.
I am sorry to hear that you did not enjoy your stay but glad that the manager on duty was understanding and honoured our Hospitality Promise. I am also pleased to hear that you found the staff to be friendly and your room to be clean.
As you mentioned we do have air conditioning in the rooms and this can be adjusted to heat the rooms in winter and cool the rooms in summer. During the winter months we supply guests with a second key card so that they can leave the heating on even when they are not in the room to ensure that it will be warm when they get back to their room. If for any reason the room is still not warm enough we have a supply of spare duvets, blankets and portable heaters available on request to help keep off the winter chill.
As you had requested a quiet room on your reservation we assigned what we consider to be one of our quietest rooms. This room is at the end of a corridor, away from the lifts and facing a pedestrian street with access for residents only. We have many regular guests who request this room every week due to its quiet location and I am sorry that it wasn’t right for you.
Our location in Leith is very popular with the Royal Yacht Britannia and the Ocean Terminal shopping and leisure complex opposite the hotel and the Shore area with its two Michelin Starred restaurants only 10 minutes walk away. As with any major city there are areas in Edinburgh that should be avoided but luckily you do not need to venture through any of these to access our local facilities or attractions.
