“Fine for one night”

We stayed here for one night during a cold February. The hotel is located right next door to the 'Ocean Terminal' shopping centre, which was really handy. Finding the hotel by car was very easy, and buses into town (only £1.30 single) stopped right outside the front door. Our room had a slightly draughty window, and the AC didn't work properly, so we had to ask for a fan heater at 1am. It was delivered to the room really quickly though.

Breakfast was OK, and bearing in mind it was included in the price the selection was OK as well.

I am glad that you found that the hotel was easy to find, that you appreciated our close proximity to the very frequent public bus services and enjoyed our location handily situated for visiting Ocean Terminal.

I am sorry to hear that the air conditioning in your room was not operating correctly but delighted that we were able to provide you a fan heater as an alternative.

We have now stayed on a couple of occasions at this hotel,too far to walk to edinburgh centre but taxis and buses on doorstep,this Hotel represents excellent value for money for hotel in edinburgh,approx £50 to £70 pound per night for a double room INCLUDING free breakfast which is very good,but main thing for us is car parking ,which is also free,room bed and bathroom clean quiet and comfortable,if you want a big plasma ,kippers for breakfast or dressing gowns stay somewhere else otherwise grab a bargain at Leith.P.S staff friendly and helpfull also .

“Just an average hotel”

I stayed at this hotel for 3 nights and found this to be just average. The telephone handset was out of order and they didn't fix even after repeated requests.

I am disappointed to hear that you found your stay to be just average as our aim is to be a great hotel that guests love.

Unfortunately we were experiencing some problems with our internal phone system following a change of power suppliers at the end of last year. I am pleased to report that we have since resolved the problem and the phones should be back to normal now.

“Nice easy going location with good access to Everything”

This hotel was good for the money. Beds are not super comfy but there are soft or firm pillows, tea and coffee and a really good shower . The room and bathroom were very clean and newly decorated.
The TV and film selection was poor we could not get the film selection to work at all.
The room has adjustable heating which was good.
The location is great. You can wlak to Princess street along Leith walk. This road has everything and every cuisine you could want. The surrounding area in Leith has fantastic restuarants. Including award winning F word ones etc. If you like food this is a great location. If you are on a budget then thereis a M&S food shop across the road and a microwave and cutlery in the lobby.

Free breakfast is more than adequate. The srambled egg is powdered stuff so yuck but the sausages are pretty good. At the weekend breakfast is till 11.30 so plenty time to read the papers , eat muffins coffee fruit etc and take your time.

We walked in to Edinburgh but then got a day ticket for the bus £3.20 which was great as the no 22 goes outside the hotel every 10 mins and is about 8 mins into Princes street-a bit warmer.

Parking is free and we did drive into Edinburgh to the Royal mile for dinner on Friday night and got parked easily.

For a family or a couple it is an easy pleasant location without any of the hassles and noise of being on a main street.

Room Tip: Ask to be away from the lift.

“So, so but left after one night.”

I am from Edinburgh, thus I know the city well. However, despite reading such great reviews about this hotel, I wasn't blown away (well, by the air-con maybe!).

Who on earth decided it was useful, beneficial and appropriate to have an air-conditioning unit in the bedrooms of a country that is, usually, freezing! I was puzzled on entering the room and then grew more confused when I couldn't find the radiator! So, yes I was cold and I wasn't too happy as I'd read such great reviews about the Holiday Inn. I do believe most of these comments to be true as yes, it was clean and yes the staff are particularly nice / attentive but the location means it is set a little back from a main road that has buses, taxi's and lorries speeding up and down it all night, so it isn't quiet!

If you are unlucky enough to get the rooms that face the docks - well, you'll likely hear noise from there too.

I won't be too negative though as I got a full refund and I am grateful that the hotel manager was understanding but I won't be returning, nor recommending this hotel.

I am not hard to please to I would read this review with consideration. It is noisy! it is cold and don't be fooled with the location; there's a street of prostitutes merely half a mile up the road, surrounding high rise flats (believe me, I know!). I had a car so it was fine but you really do not want to be walking about this area at night!

Thank you for taking the time to review your recent stay at our hotel as we appreciate all feedback that we receive from our guests.

I am sorry to hear that you did not enjoy your stay but glad that the manager on duty was understanding and honoured our Hospitality Promise. I am also pleased to hear that you found the staff to be friendly and your room to be clean.

As you mentioned we do have air conditioning in the rooms and this can be adjusted to heat the rooms in winter and cool the rooms in summer. During the winter months we supply guests with a second key card so that they can leave the heating on even when they are not in the room to ensure that it will be warm when they get back to their room. If for any reason the room is still not warm enough we have a supply of spare duvets, blankets and portable heaters available on request to help keep off the winter chill.

As you had requested a quiet room on your reservation we assigned what we consider to be one of our quietest rooms. This room is at the end of a corridor, away from the lifts and facing a pedestrian street with access for residents only. We have many regular guests who request this room every week due to its quiet location and I am sorry that it wasn’t right for you.

Our location in Leith is very popular with the Royal Yacht Britannia and the Ocean Terminal shopping and leisure complex opposite the hotel and the Shore area with its two Michelin Starred restaurants only 10 minutes walk away. As with any major city there are areas in Edinburgh that should be avoided but luckily you do not need to venture through any of these to access our local facilities or attractions.
