“Comfortable and Quiet”

We got in from the airport around 8pm. We let them know we were checking in late. We had no trouble at all finding the place. We took the 100 Citylink bus line from the airport for 3 pounds and 60 pence per adult. It took about a five minute walk to get to Ashgrove House from the Wester Coates stop. We also took the 100 Citylink bus line each time we wanted to go to downtown Edinburgh (Waverly stop). Cost was a pound and 30 pence one way per adult. It took practically no time at all, about less than 10 minutes. We much prefer to take the bus than to rent a car when visiting Edinburgh. We didn't have to worry about parking. Plus it was really easy to access the main attractions from Waverly.

Our stay here was very quiet. Bed was comfortable so we basically had a good night's sleep each time. We were told that we were going to have a small double bed. We expected the room to be small. We were glad that we had more space than we thought we would have. We have our own bathroom access in our room, which was very convenient. Full English breakfast with toast is offered plus a choice of cereals, yogurt and unlimited access to orange juice. There's also a free car park out front.

We have no view at all from our room window. Didn't bother us much since we were out and about during the day and hardly spent time in our room. The one thing we really didn't like was the humidity from bathroom use after the shower which can cause quite a pungent smell. One suggestion could be to change the carpet to hardwood floors but it can still be an issue. The solution we found was to leave our window open during breakfast. Also, the blower from the bathroom keeps going (for maybe about 10 minutes) after you have turned off the light. It can be quite annoying when you're ready to sleep but still waiting for the blower to turn off. By the way, to access the rooms at the first floor you'll have to climb some stairs. There's no elevator so this can be an issue for someone.

Overall, our stay was very comfortable. We had a very nice experience here.

Arrived from Edinburgh airport after travelling from Morocco, phoned from the Wester Coates bus stop asked fro directions but I could not understand the lady on the phone she passed me to a male and I was also unable to understand him, I asked people walking on the street they pointed the hotel to me, I paid for my room immediately on arrival. Next morning after breakfast, I was handing in my key and the owner stated I had to pay for the room. I explained to him that I had paid the full amount immediately on my arrival and to check it with the woman who had let me into the property, I was annoyed at being asked again to pay for my stay

Expensive if compared to other B&B in Edimburgh with the same price but much more clean and modern.
The bathroom was old and appeared not so clean... It was 20-25 minutes from the centre (walking). it has a free parking

Service here was friendly and correct. Room was quite big at least the room was very high, but still cosy and nice. Also the breakfast was good with the traditional Scottish breakfast. The location was pretty good because the old town was quite near and in walking distance. There were also many parking slots in the front yard, also it was easy to come by car.

We arrived at the hotel and James was very helpfull telling us where we could eat and where to go on our trip to Edinburgh. The room was very nice and very clean, the breakfast was excellent. The Hotel was perfectly situated for us from Murryfield and local train station Haymarket. It just cost 2.20 return to Edinburgh which was great. The hotel was very quiet even though on a main road. It's on the main bus route to Edinburgh also.
I would recommend this hotel if you want a clean, central, value for money hotel and do not wish to stop in Edinburgh.
We had a lovely stay at this hotel, a quiet and relaxing break, and a plus for the position for Murryfield, we will be booking to go back at a later date for another weekend to see more of the sights of Edinburgh.
