“Reasonable and Very Friendly”

Well, when we arrived inside, I have to be honest, we all looked at one another and thought we had made a mistake! The property is at the top of a hill above the town with parking at the back so it is unsuitable for invalids/wheelchairs unless you have a car to get down to the town. Once inside the hallway decor was ' very busy' with maps, leaflets, posters etc adorning the walls and it did look a bit messy to be honest. But, our host was very friendly and welcoming and we were given a choice of rooms, 'The one with the iron bedstead-top floor- our host called it a Teddy Bear bed- (iron bedstead) where the bathroom was a tad too small really or the room we chose at the top of the second set of steps first on the left which had a bit of an entrance (hall) albeit small with a long thin bathroom with washbasin bath and shower over and toilet to the right. The room was a bit tight on space to be honest, but, lets face it, all you do is sleep there! The bed was surprisingly comfortable too. We slept like logs!! The breakfast had to be ordered the night before and it was delicious. All in all we had a good stay. For a night or two at the most, at the price, it was very reasonable. (Travellers note, I have accidentally put in a rating for Childrens activities as poor, it is a mistake on my part, I don't know as our children are grown up and I do not know if they have any activities for little people, I doubt it but please ask if you are booking-sorry).

Room Tip: All the bathrooms are quite small, but adequate for a night or two.

“More a hostel than anything else”

We stayed at the Roseneath for two nights in August, and I wish we hadn't. Upon arriving, a young man (who apparently couldn't get back quickly enough to what he was doing before we interrupted him) opened the door and showed us to our room. He wasn't able to give any recommendations for dinner, so we didn't bother asking him anything else.
The room was nicely furnished but quite old and tired. No wi-fi or wired internet. The bathroom was terrible: old, in desperate need of some deep cleaning, and not entirely functional. The cold water faucet could not be opened, the shower head looked like it was about to fall off, and the entire bathroom had not been updated since the mid-70s. The towels had frayed edges.
To "order" breakfast the night before, we had to leave a little note in the hallway with our room number and what we wanted to eat and drink (there was one laminated menu from which to choose) - a rather improvised procedure that was not even working; we only got porridge once though we ordered it on both days. Breakfast itself was disappointing: lacking in taste and variety, with even the jams coming in Aldi jars. The lady who served breakfast appeared completely overwhelmed. I just hope that the dustpan and brush she used to clean one of the tables were reserved for cleaning tables... She was nice, though, and explained a few things about the Mull of Kintyre to us.
Overall a disappointing stay, especially because we have been to so many other and better B&Bs and Guest Houses.

“Hideous breakfast”

Without doubt the worst most disgustin sausages ever! 4pubic hairs in the bathroom,half used soap, dust is a specialiality,threadbare towels.you are made to feel like an inconvenience a breakfast time and all jams and spreads etc are cheap rubbish from aldi or lidl.My wife and I stayed here 10 yrs ago with the previous owner Colin and it was lovely,boy! have things changed. AVOID AT ALL COSTS AND STAY AT HAWTHORNE BANK

“Lovely friendly B+B”

My hubby and I just had a two night stay at Roseneath and would thoroughly recommend it to anyone visiting Oban for a short break. We had a lovely room at the top of the house with stunning views across the bay. There is parking to the rear which is a bit of a bonus for the area too.
The rooms are clean and nicely decorated. The whole house retains many of it's original features including some pretty stunning cornice work and ceiling roses.
Breakfasts were served promptly and were delicious with a good choice of hot and cold options by Sarah the owner who was also a total mine of information about the locality.
The house is only a few minutes walk to the town centre, albeit uphill all the way back! At least it goes some way to walking off the Highland Breakfast! It's quiet at night too so no problems sleeping.
There are about 7 or 8 rooms on three floors and a fridge for guests to use on the middle one - a real bonus!
We would definitely go back and use this little B+B again.

“Splendid start to our holiday”

Stayed at Roseneath for two nights, using it as a base to explore Mull and Iona. Roseneath is a granite built traditional Victorian villa situated in a picturesque location overlooking Oban town and harbour, which is about five minutes walk down a relatively steep hill.

Roseneath provides private parking at rear of house, in a small town where parking is no doubt at a premium.We were greeted very warmly on arrival by Sarah, the owner - a mine of information about the locality. Useful for tourists unfamiliar with the area.

We had a small, but extremely comfortable, clean and airy, double room at top of house - complete with comfy sofa and view over the back of the house towards the wooded hill at the top of which is one of Oban's main landmarks, McCaig's tower. The only downside was the rather compact en-suite bathroom - a tight squeeze for the chunkier guest!

Excellent, tasty full highland breakfast with juices, cereals and pastries available on the side.

All in all we were very happy with the Roseneath. Sarah provides great service and great value for money, and we wouldn't hesitate to stay here again.

Thanks Roseneath for a comfortable start to our heiland holiday!
