“Too poor and rundown to carry on.”

After having to book into a hotel in Fofar on short notice we ended up in this hotel. I should know better and check reviews out first.

Driving past the hotel, we knew on first viewing we were in trouble. The outside looks really scabby. Driving around to the rear car park the obvious was becomming more obvious.

You have to walk through a dark smelly underpass to get from the carpark to get to the front of the hotel.

There was signs on various blocked off doors and windows highlighting that many things were closed due to requiring refurbishment. However there did not seem anything in place to suggest any work was taking place.

So forget the gym, sauna and pool if you plan to use them. Nobody felt the need to tell us that they were not available at time of booking.

There also was signs of a nightclub which we were glad to see was also closed.

It seemed there was no facilities open.

The instant feeling when we got inside the hotel was it was very old and rundown.

The lift was very unsafe and the signs of previous contact telephone numbers incase of emergency were removed. Weight limits were reduced to only 5 people and with only 2 of us I thought it was struggling.

Use the stairs even though they creek too.

You pay on arrival and before you see the room. Guess why?

The room was horrible. There was a damp smell and everything is just too old.

The bed was not a full sized adult mattress and you could feel the springs pushing through. Not a good night sleep.

The rooms are genuinely from the 70s. Everything is that old and no matter how hard you try to maintain the place, wear and tear is always going to hit hard after 30odd years.

Staff seemed pleasant enough. We never really needed them and were fully aware that we could not complain to them as the standard of the hotel was outwith their control.

Breakfast was fine.

I'm baffled how people can possibly give this hotel a positive review and make excuses about the rundown state and use words like "character".

Overall I can't find anything positive to say about the hotel. The entire hotel needs major refurbishment. Inside and out needs stripped and start again.

Given the fact it's been allowed to run on for so long obviously getting more and more rundown over the years, I can only wonder if it will ever be refurbished.

It cost us £75 for the night and although that's not expensive for a hotel there is no excuses to allow things to get so bad.

I'm afraid avoid at all costs is all I can say. Easily the worst hotel I've stayed in and I really thought hotels of this standard were not in the UK in this day and age.

Very sad.

“Pleasant stay in a small town”

Hotel staff were very helpful, especially the young lady in the gym that is located on the ground floor. A Hotel that has a pool and sauna, even though small is a big plus. I agree with several reviews that the decor could do with updating but the hotel as got plenty of character and is a good alround place to stay. I experienced both Breakfast and an evening meal and the food was great with good service and good size portions. If i'm ever in Forfar again i will stay in this hotel again without hesitation.

“Comfortable hotel with great staff”

After reading some reviews I was a bit worried. However the hotel was very clean, the staff were all very friendly and helpful, with genuine smiles, and the food I had was very good. Hot food was served hot which is important. The bed may have been a bit on the small side compared to my usual bed but was OK. Bed linen, towels and the room were very clean. The decor of the bedroom was modern, no loose wires or damp ceiling. The receptionist apologised that refurbishment work was ongoing but this did not disturb my stay at all. Swimming pool on the small side but enjoyed swim and jacuzzi. Did not have time to sample the fitness centre unfortunately but adequate number of machines for size of place.

“Quaint & Old Fashioned”

Upon arrival we were welcomed with a friendly young lady at reception. We were taken to our rooms and pleasantly surprised as we read the comments below before departure! The rooms that we stayed in were 'Old' fashioned, and probably could do with an upgrade but what else would you expect from a small town hotel, they were clean and beds were comfy only down side really was the tv picture but hey we have never found a hotel yet with good pictures on the tv! We met our collegues in reception as they were staying in the newer side of the hotel and sat down to tea in the tartan restaurant which we thought was really nice and definitly scottish! The food was very nice and staff were very attentive to our needs. The following day upon our return from work we used the leisure club down stairs and again were pleasantly surprised especially with the pool and jacuzzi...Only thing missing here was cocktails and sun beds! Over all our stay was pleasant, the food was good, staff were very nice. The only downside being upgrade of room decor but its clean and friendly.

“not as bad as it seems”

The Royal was an old unloved town centre hotel but it was not altogether a basket case our bedroom small and outdated by modern standards was nevertheless clean and had nice bedlinen and towels the beds were smallish but comfortable. the food was OK dinner was not to rave about but acceptable and the breakfast was not too bad. the staff could do with an upgrade but at least were trying their best. we believe the royal has a new owner so at last the corridor ceilings with the holes and open plan wiring will be fixed and the place will lose its sense of damp and underfunding .
