We stayed here for three nights over Easter. Fairly small room in separate building behind main part of hotel, but clean and comfortable. Overlooked very close by railway, road and housing estate, but then you don't go on holiday to spend they day in the room looking out of the window. Not the best part of town, but close to Botanic Avenue with an eclectic mix of shops and restaurants and 15 mins walk to city centre. Worth staying here just for the breakfast which are amazing. It's not often these days you get cooked to order breakfasts as opposed to buffet fayre. I recommend the power porridge and the pancakes! Also must highly commend all the staff for their amazing service, especially Colin in the breakfast room and Janine on reception for doing our photocopying. Pros outweigh the cons.
