The B & B is situated in Beeston, outside the City Centre. Parking is available but not easy or very secure.
The rooms are very basic with tiny bathrooms.
One room has a lovely message carved into the door, and the door to my room did not shut properly so we had to wedge it shut when going to sleep.
Some rooms were freezing cold, whilst others had really good heating.
Our room was supposed to sleep four. We had a double and single bed plus a very stained matress to put out on the floor.
Didn't want to experience the breakfast so could not comment.

Got referred here after one bed and breakfast i had originally been booked in at had double booked. Really nice place- and decided to come back here when had to come down with some colleagues.
Really good for the price- nice breakfast, probably the best bed and breakfast i have visited yet.
Only one to have cheap and good accessible WIFI- alot cheaper than the rates offered at premier inn and travelodge.
Would definitely come back here when back in leeds again.

My Husband and I stayed at park house for 3 nights for a long weekend with the kids, and it was fantastic. Every morning we had breakfast made for us and we would leave and return at 5 in the evening, for dinner we went to the pub opposite for 2 nights they serve a fantastic sunday roast!! We came in the car and the parking made it so much more safe and less walking! The rooms were clean and so were the toilets (ensuite rooms) we had all the amenities we required like freeview tv for the kids not to mention my husband! The only thing that I would say is that breakfast should be served later on, bring a laptop for the wifi use which we missed out on and if you are to come to Leeds carry an umbrella everywhere!!! I thought Edinburgh was bad, but it was sunny one minute then raining the next! A brilliant long weekend at Park House!!!!

When arrived I wask asked for cash as they were not keen to accept cards. Our room was in the basement, dark dingy not very clean at all and a bathroom no bigger than a wardrobe with no heating and a filthy bathmat. I was not happy with cleanliness of bed linen so sheets were changed for me. Room smelt strange, decor was more like a student house and had to leave all clothes on the floor as there wasn't even anywhere in the room to hang them. Breakfast was marginally OK but no cereal on offer and revolting orange juice was served in chipped glass. The owner tried his best with service but this has to be the worst place I have ever stayed - even for the price.
