I don't understand all this negative feed back? I stayed last week and thought this is a great little place to stay if your going for a night out in Leeds, it was clean had ironing and drinks facilities at two tvs in our room! The staff that worked there were more than helpful and it was a great price for the place. The only thing i would say is make sure you ask when check out luckily we was up and ready but when they knocked but otherwise i would not of been very happy! Do not be put off be the bad reviews underneath.

I stayed at the park house b&b for 2 nights in July and all i can say is this was the worst hotel i have ever stayed in. The staff were useless and rude, we booked breakfast with the room and was then told we would have to pay for it. The rooms were dark, dated and far from clean. The location was also terrible, we had to get taxis into Leeds city centre every time we wanted to go out which ended up costing a lot of money. I returned to Leeds again this month but instead i stayed in the Etap hotel which was the same amount of money but much cleaner and close to the centre.

You couldn’t pay me to stay here again.

Stayed in this horrible bed and breakfast for two nights sadly, was not expecting high standards, but dear or dear... bedroom in basement with no window other than small glass pane looking onto a concrete step, bathroom well the most cramped awful room imaginable. I defy any woman to feel comfortable staying in this place, breakfast very basic indeed don't bother I would advise, makes a travel lodge look like the Ritz !!

I has planned a weekend in Leeds, but unfortunately due to family illness I needed to postpone my trip.
On telephoning to cancel a few days before I was told I would be charged a deposit. I wasn't asked if I wanted to change my booking to a later date. I believed I had given my card number as a guarantee not a deposit. no information given on cancellation charges.
On reading reviews for this b&b I think I had a luck escape. I have since reserved alternative accommodation with better reviews and no charges for cancellation before day of arrival
