If I ran a B&B it would be the exact opposite of this one.

Dirty, outdated and totally over priced.

Booked a double room which turned out to be smaller than my bathroom at home. Sheets disgusting, dust everywhere- clearly not been cleaned.

Shared bathroom was revolting- dirty & smelly.

'Bistro' was filthy.

Have honestly stayed in nicer hostels. £48 a night is an absolute joke. Especially charging extra for a breakfast (is it not a b&b?!)

The place is a hideous mess. Having said that the receptionist was polite and the location was good. These are the ONLY positives I can come up with.

Avoid.

£48 for a room is not good value for money. We stayed in an en-suite which was filthy, despite having to wait an hour after checking in (at the right time) for the room to be 'cleaned'. Extremely dated decor with 'elle' covers which not only were really random but also made the room look dirtier. We didn't have a window just a fire exit (?!?) as we were below ground floor level. Beds appeared to be at least 30 years old & very uncomfortable.

On the plus side the staff were friendly & location was good for what we wanted.

I am not in a hurry to go back!

We booked this hotel in desperation as we had to attend a family do in Headingley and everywhere was full. When I saw the other reviews, we asked to see the room before we checked in. We were told that we couldn't unless we paid in advance. i had booked the room through a reservations website so they had my card details. I was then told that there wasn't a booking for me anyway even though I was holding the reservation info. So we left and managed to get a room elsewhere. Luckily I wasn't charged by the website, so the hotel must have cancelled my booking. Please beware of this if you decide to stay there.

We stayed at this hotel for one night. We had arranged 5 rooms. We were given the basement room underneath the bar. The sheets looked as though they had not been changed, the bathroom was smelly and dirty. On trying to flush the toilet it would not work and when my husband checked there were two house bricks in the system, apparently to "save water". We were moved upstairs over in the Butlers Hotel side and this room wasn't much better. The carpets were filthy dirty and the smell was disgusting. We asked about food in the bar and we were told that they didn't have anything in the freezer so the notice board advertising all the food was a waste of time because they didn't have any. We had a function at Headingly and we had booked this hotel thinking it was nice and close. We were awaken on the sunday morning by the fire alarm which went off at least 3/4 times. We couldn't wait to get out of there it was an absolute disgrace. No wonder they charge you before you see your room. To add insult to injury it would now appear that our credit card has been charged several times for things we have not had and we now have the problem of trying to get this back and one transaction is more than £100. Dodgy as well.

Room Tip: just do not stay there.

Having paid £48.00 on arrival, I can understand why they take payment up front. No-one in there right minds would pay for a room once seen. As we arrived around 6pm and was meeting friends at 7pm we had no other choice than to stay there. The Toilet had someone elses unflush tissue in the bowl and also there body hair (public) on the rim. The sink tap had black gunge hanging out of it and the shower and tiles where full of black slime.There wasn't anyway anyone could take a shower in it. The Kettle had old water in it.
We came back to our basement room(with very steep and narrow stairs) after meeting with friends, to be kept awake all night with heavy footsteps and movement of furniture above us, this continued throughout the night At 7am we still could not sleep. At around 8am when almost nodding off the noise continued. The fire alarm was then set off when something in the kitchen burn't. After seeing the state of the cleanliness of the room we thought it best not to eat in the Hotel. The reason we book this hotel was because of the location , that was the only good thing about it. This so called Hotel needs a visit from Aggie(how clean is your house programme) and fumigating.
