We were recommended this place when we tried to book a nearby B&B which was full. As it currently has no reviews thought it would be worth putting a brief one up...
We were a bit nervous arriving as there are no pictures of the place and it has no star raing. They were perfectly happy for us to see the room before checking in and luckily it was fine. This is quite a cheap B&B compared to others in the area, but I think you are getting what you pay for. It's a great budget stay.
The accomodation's not physically above the pub which I thought a bonus - it's actually set behind. The room (double) was quite small but had everything and was clean. The en-suite was fine and the shower quite powerful. It had a small wardrobe area with some coat hooks but that wasn't quite wide enough to hang a coat hanger! It also had small TV and a kettle with some mugs and tea and coffee, and a somewhat springy mattress. Two big windows with a view over the Lido (apparently hardly ever open) and the downs beyond. The accomodation (all rooms) had a seperate outdoor entrance for if you would rather not go through the pub.
The breakfast (included in the price) was great, and the hosts very accomodating and friendly. The pub itself is fairly quiet, obviously quite a local's place.
I'd recommend it for a weekend but personally I wouldn't want to stay on the mattress for much longer than that. I would use it again though.
