My partner David and I stayed on 03rd october in this quaint little guest house and enjoyed every minute.

Ata makes you feel at home from walking through the door and the breakfast was outstanding.

We were so impressed we gave Ata a menue from Rick Steins pub in St Merryn and details of where to stay in Padstow.

We hope he and his lady friend have a magical time down there as much as we did and our stay in warwick topped off the holiday perfectly.

Stayed for a week solo and one-day in between with my wife in the same twin room who had traveled from Liverpool.
I was starting a new job in Warwick and spent the first few days in this B&B till I sorted my apartment.

My thoughts:
- Located on Emscote Road in Warwick in row of numerous other B&Bs, its a nice location within walking walking distance to the Warwick Castle (10 mins) and the town centre (15 minutes). Other eating joints such as Subway, Dominos and Indian food takeaways are within 5 mins walking distance on Emscote Road only. There is a Sainsburys right in front of the guest house as well.
- Rooms were pretty basic, expected for £35 a night stay for solo & £50 for 2 people. The bathroom was pretty basic as well.
- Mr. Ata, the owner is nice person with strict rules in operation. Breakfast is served within stipulated hours only, outside food is NOT allowed in the room for dinner and also return to the guest house before it gets too late. However, expect a great breakfast especially buttered breads and hot sunny side up with amazing sausages for breakfast (everything freshly prepared) :)
- I didnt have a car then, so no clue about parking options.
- I got the booking done over the phone and there weren't any problems.

Its a nice, basic B&B - I might go back to such a place :)

I booked my mum and grandmother into this B&B as they were travelling up from Bristol to attend my son's naming ceremony in Warwick. I made the reservation for 2 single rooms approximately 3 weeks prior to them coming to stay. The owner confirmed my reservation with an email. I therefore thought that my reservation was sorted and safe.

However, 3 days before my mother and grandmother were due to arrive I had a telephone call from the owner informing me that he had made a mistake with his bookings and we could no longer have the rooms!! I understandibly got annoyed about this. The owner seemed surprised that I was so annoyed. I explained that I now had to find another B&B who had 2 single rooms available on a bank holiday weekend, in 3 days time!! He then had the audacity to offer me a twin room and a double room, but informed me that I would have to pay the higher room rate!! I informed him that I no longer wanted to use his B&B.

I then rang around and luckily managed to book my family into another B&B. Later on that day the owner of Park House Guest House rang me back. He told me that he had been thinking about our telephone conversation all day and he had reconsidered his offer. He could now offer the twin and double room at the same price as the single rooms. I informed him that we had booked elsewhere.

I advise people to be very careful when making a reseravtion here as you may get a phone call a few days prior to your visit telling you you no longer have a room! I see from other reviews that I am not the only person this has happened to. The owner obvioulsy has trouble keeping track of his bookings.

Ata is the most friendly, welcoming and helful host I have ever met in a Guest house.
The room was warm, very clean and beds were comfortable and plenty of hot water.
The breakfast was also excellent.
The area is quiet. It is only a very short walk straight into Warwick centre, good for the train station, interesting shops, castle and many varied restaurants/places to eat out. It is situated opposite a park with childrens playground, mini rides, sports field, mini golf and the river.
A very enjoyable and very pleasant long weekend. Thank you Ata.
