“Great location, warm, friendly and a good breakfast”

Our stay at the guest house was perfect. We had a lovely warm reception and were shown straight to our room - we had been given the top floor of the house and it was just what we needed. Nice modern bathroom with a VERY good (powerful) shower. Nick and Lisa were both really helpful, full of local knowledge and good suggestions for where to go / eat / what not to do and were both just happy to help. Great breakfast selection every morning - definitely recommend the full english (although there were healthy options too). 5-10 min walk into the city centre - perfect. Definitely worth checkin out ...

We arrived at Royal Park Guest House about 3.30pm having got soaking wet from the car park to the house. When we were shown to our room it was freezing cold in the room as the heating wasn't on. We did ask if the heating could be put on and it was but it took ages for us to thaw out. When we went into town I bought a hot water bottle as I had a feeling I was going to be cold during the night and sure enough as soon as the heating went off around 11pm the room was freezing. We had the twin room and my husband slept by the window and was in a constant draft all night so please take plenty of clothes and a woolly hat to wear in bed!! The room was positioned in the back of the house so got very little light so I would guess that it would be warmer if you had a room at the front. On the plus side the shower was excellent, it is only a 10 min walk into town so is ideally positioned. The breakfast was very very good indeed, very well cooked and well presented. The fruit salad was wonderful. The owners of the B and B were very welcoming and helpful even giving us fresh milk to use in our room. We were just very unfortunate that the weather was wet and cold which spoiled our time there. The room was quite small which didn't bother us as much as the cold temperature!!

“Everything you want for a B&B”

I stayed here with my Mum for 3 nights and it was absolutely excellent.
I e-mailed our arrival time and Nick greeted us warmly and stored our luggage whilst we went for lunch and sight-seeing. Nothing was too much trouble from fresh milk for the in-room tea/coffee to fixing a dripping tap (which were replaced with new!) to restaurant recommendations and tourist tips - like get to the roman baths when they open! The B&B is a 5 minute walk into town and only a £5 taxi from/to the station.

We had the twin room which was lovely, slightly limited room at the ends of the beds but beautifully simply furnished and with extra touches like fresh flowers and hand cream. Ample storage, cute little TV on a high shelf, hairdryer, alarm clock etc. Everywhere was spotless and towels were even changed after 2 days. It was very quiet being at the rear of the property. We got the train so didn't utilise the free parking which appeared to be in a private lane at the back.

Breakfast was delicious and well deserved of the Breakfast Award! Local bacon & sausages with perfectly cooked eggs, grilled tomatoes & flat mushrooms and beans - or any combination or other items we didn't try like smoked salmon & scrambled eggs. There's also 4 cereals, 6 spreads, brown/white toast, 2 juices, tea/coffee and a lovely fresh fruit salad.

Highly recommended - in fact I've already told several colleagues about it!

“A great choice!”

A fabulous little B&B, within walking distance of the centre of Bath, close to the Royal Crescent and a very convenient bus stop for the Bath Tour Buses.

Breakfast is made to order and amazingly good. Nick cooked ours and the scrambled eggs were to die for! My friend, an American, says she had never had better coffee in her life! If was very friendly and Nick was a fount of knowledge about Bath, recommending places to go and not go. We wouldn't hesitate in recommending the Royal Park to anyone planning on a trip to this beautiful city (and you can park for free, a real premium in Bath!)

“Great B&B”

Great location in Bath, easy walk to main part of Bath with lots to do. The family room is a bit small, bed's could be better but didn't stay in room except for sleeping. Having Wi-Fi was great. Out of our whole trip of the UK and Europe by far the best breakfast with fresh fruit, cereals and lovely hot options to choose from. Would definitely recommend. Great value for money.
