My partner and I stayed here for a weekend break in Bath and Bristol. I was a bit apprehensive as Bath is not cheap to stay in and I hoped the property would live up to the previous positive reviews.
The pictures do not lie, the property has great decor and is very well maintained. We were given room 4 (Paris) and it was very clean and comfortable! Only one pillow provided but you could ask for extra. We had a comfortable and quiet sleep, and found the room had all the things we needed (hospitality tray, hairdryer, TV etc.).
The most memorable thing about our stay, as most people have already stated, is the warm welcome from a very friendly and characterful host, Patrick. He makes you feel very welcome, and was chatty, asking about our plans and suggesting travel options or places to visit. The personal touches introduced by Patrick and his wife I think are the greatest benefits of staying here, including taking bags up to our room despite protests that we we happy to do it, having a hot water bottle available in the room, and even putting warm water on my car windows to remove the ice! I have never had such a kind and brilliant host!
The car park is a little tight (4 cars at a push, and you have to reverse out onto the road), but as Patrick informed, car parks are a luxury for B&B's in Bath. However, there are regular buses that stop literally just outside the B&B and go into Bath and Bristol, so if you don't need the car, a great place to stay. It cost us £6 return each to get into Bristol. We did walk into Bath from the B&B as we were told it was a 20 minute walk. It is a straight walk, but as so many buses go past, always useful in the rain.
There is a pub / restaurant just down the road that serves good food at reasonable prices (~£7-£15) if you need a meal and do not know Bath.
My only concerns about the whole stay were:
- The en-suite in room 4 was fairly cramped (the pictures of other rooms suggest bigger en-suites)
- We were surprised by a hot breakfast on the first morning without being asked. I prefer to be able to chose whether I want a cooked breakfast in the morning and the ingredients, so bare this in mind! However, Patrick happily served just toast the following day. There are lots of cold options available each morning which was great (cereals, fresh fruit salad, muffins, pain uu chocolat, crackers & cheese).
- There may be cheaper B&B's nearer the town centre with car parks, but the service may not be as good.

Room Tip: Room 4 does not seem as nice as the other rooms, request these first maybe.
