“Well located but with drawbacks.”

At the back gate to Blenheim Palace and handy to shops and dining options. We arrived during the Woodstock Music Festival, and with no on-site parking ended up parking some distance away up a back lane. The dining area did smell a little and we were on the second floor, up a very steep staircase. The hostess was a little off-hand while her staff were friendly although pretty incompetent in the dining room at breakfast. We slept well and didn't hear other guests, although spending 24 hours in the air over the previous couple of days might have helped that! All in all, reasonable value for money as the room was not expensive and had free wifi.

Having read some of the negatives here I was a bit apprehensive, but had no option. We were met by the friendly manageress, and were shown room 3, which was large/twin bedded as booked.It also had a sofa and a small wardrobe.I had asked for an early breakfast on my Expedia booking and she said that although the breakfast doesn't start until 9 am on Sunday, there would be cereal, juice, yoghurt, and even a Kit Kat laid out the night before.Although the tea room smells a bit weird, this wasn't true of the room. Everything was very clean, everything worked. The tea tray had a teapot! and two packets of decent biscuits, a nice touch. Internet (free) was fast. Beds OK, possibly too soft for some, but smelt very clean with duvets. Reports of thin walls weren't true of room 3, we didn't hear anyone else all night, although it was full and we had gone to bed at 9:30. The town gate to the palace/park is 50m away plenty of restaurants/pubs in the town, a very short walk.
Get rid of the carpet in the bathroom, which always arises my suspicions, and the smell in the tea room and it would rate higher.

Room Tip: Room 3 large and quiet, on the 1st floor.

We stayed here for one night in the family room. It is a really tired and shabby guest house, the decor looks like it was last updated 30 years ago. I normally sleep well in hotels but the mattresses here (tried each of the 4 out!) were really uncomfortable and had an awful night plus a bad back in the morning. Breakfast was adequate but nothing to rave about; the juice glasses stuck to the plastic mat they were on and in general the place seemed not particularly clean. The location is great, right next to Blenheim Palace.

“Absolutely Shocking - DO NOT STAY HERE”

Where do we start???? OK, I'll start on the good note and the reason why we gave this place one star - free internet. The guest house is run down, stained carpets throughout and a rank smell in the air. The beds are soft and lumpy - call the chiropractor. The hostess was passive aggressive in a way the English have perfected. Not once but twice she reminded us that we arrived to the hotel too late for her liking - we arrived at 4pm! She apparently was expecting us at 2pm - it was a holiday weekend and traffic was horrendous. The breakfast could have killed us - literally - raw eggs. After staying in so many delightful and quaint places along our vacation we were both shocked and disappointed by this guest house. Terrible value for money.

It appears not much has changed since the review in March 2010; the plastic table cloths are still there; the whole place could do with redecoration; the 14" TV stuck on the floor in the fireplace wasnt ideal. Breakfast was ok but not brilliant; one is given one small butter, one margarine , one jam and one marmalade - no choice.
