Excellent location, 5 minute stroll to the city centre. Parking a bonus. Made extremely welcome by Alec and Gill, good breakfast, high quality produce. Contrary to other reviews, the close proximity to the rain line wasn't a problem at all, very peaceful nights sleep. Rooms were clean and cosy and provided everything you would expect from a high quality guest house. Car park not an issue, what do people expect from a city centre location. Wouldn't hesitate booking another visit.

first of all id just like to say thank you very much for a wonderful stay!.

the bnb is about 5 minutes stroll to the city centre which is a lovely walk along the river. if you go by car there is plenty of parking and if not there is a huge car park behind the bnb. rooms were spotless we stayed in the superior room in the back and even though it didnt have a river view/ nice view the room was beautiful and quite large.in the room they had nice touches like sweets biscuits and a good vairety of tea/coffee and lovely toiletries. the bathroom has a shower and a bath and is a good size.

we didnt get to meet the usual owners but we met their friends who look after the bnb while they were away and they were fantastic they did a excellent job , very friendly anything you needed was no trouble at all. breakfast was delicious , i dont usually have breakfast when im away and i couldnt refuse it was that nice!. the only thing is you do have to book your slot as there isnt alot of tables but you get a river view :).

we will definitly stay again thank you very much sharon and gill :)

Room Tip: if you like a big room book superior only thing is it doesnt have a nice river view it has the car p...

We chose to stay here for 3 nights at the end of January as the place we used to stay at regularly had dropped down the Trip Advisor ratings dramatically. We were not disappointed! The owners were enjoying their own holiday abroad and the place was being looked after by some relatives who greeted us like family when we arrived. We were shown to our room (Superior Double - Chosen because of the extra space offered) to find it excellently presented and decorated. The bathroom too had obviously just been given a 'refresher' and was also very spacious.

As expected, we were asked to provide a time at which we would like to have breakfast. It has been mentioned before that some people don't like this, but we had no problem with it whatsoever. The breakfast was great and the produce used is of a higher standard than we've had at a lot of other guest houses across the country.

I'd like to address some of the points made by previous reviewers which do distract from what is a lovely place.

The railway runs next to the guest house, but it is at high level and there are only 2 trains each way every hour so it is hardly noticeable.
The car park at the rear only gets busy at weekends and with the curtains and windows closed you wouldn't know it was there!
The 'factory' across the river is the Royal Mail sorting office. Once again, close your eyes and it may as well not be there.
Breakfast timing! When we stayed, another couple came down later than expected. Was there a problem? No. They were simply told that it may take a little longer to serve their cooked breakfast. Is that unreasonable? I don't think so.

All in all a fantastic stay at a great little guest house in an excellent location for a reasonable price.

What more could we ask for?

Room Tip: The four poster rooms are at the front of the house with river views and are fantastic. If it'...

“First Class Guest House in York”

Couldn't ask for a better place to stay for my 40th Birthday. We booked one of four poster rooms which had the wow factor. On arrival we were met by Alec who is very friendly and made us very welcome. Our room was beautiful, clean, spacious and had excellent views of the river and the York Wheel. The bed mattress was to die for, didn't want to get out. Yes, the railway line runs past the guest house but you hardly notice it. The guest house has free parking which is a bonus for York. Not too far to walk into the centre for shops and attractions. We will definitely stay again and would recommend it to anyone.

Room Tip: Go for the river view rooms as the ones at the back look over a car park.

“Rude behavior”

We stayed in this place in sept 2011, for one night. We asked if we could leave our luggage
for a few hours before catching the train to go on to London. when we came back to claim our luggage I asked if I could use a bathroom....very rudely, I was told that we had checked out and no way was I allowed to use a bathroom...there are toilets at the train station!!
we had travelled in England and scotland for an entire month, and this experience soured York for us. (the breakfast was also one of the poorest we had)

Wow! It's taken some time for this guest to voice her vitriol. I stand completely by my actions and behaviour on the day of their visit.

To explain......... this guest had checked out prior to our check out time of 10.30am and gone into York to see the city before catching a train.

She had left her luggage in our dining room - a facility we are able and happy to extend to guests so that they don't have to pay the left luggage fees at the station. Upon returning to collect her luggage at, and I think I recall this correctly, 12.30pm she came up the stairs to where I was completing the replenishing of the bedroom that she had stayed in.

She asked to use the toilet, standing on the threshold of the bedroom door. I said, no, sorry I'm afraid that we have cleaned the bathroom and that we are expecting the next guests at any minute (as it turned out they arrived not five minutes after her departure). She then became strident and even pushed past me physically (she was much taller than me), almost shoving me out of the way as she went into the en-suite bathroom. I then said more forcefully - no, you can't use the bathroom, we have already cleaned it and you have checked out and we expect the next guests. I advised her that there were toilet facilities at the station which she could use.

She then took the hint and went on her way - shouting as she went down the stairs that we could expect a bad review on Trip Advisor from her - by way of bribery perhaps to make me relent to let her use the loo.

We have had this complaint previously on the TA site - that we won't let people use the loos after checking out - and no, we won't. If this is unreasonable, then we'll just have to agree to disagree, but as a guest we consider that you have a right to expect that your room is spotlessly clean when you enter it, and as you can see from previous reviews, our guests consider that we have a high standard of cleanliness.

If someone comes back to the guest house before we have cleaned their room then we do let them use the loo, but once it has been cleaned that's it - to clean again a toilet that has been used involves at least cleaning the loo itself, the floor of the bathroom, the wash hand basin and potentially replacing soap and towel as well - we would not let a guest go into a bedroom without going through the full cleaning routine once more to ensure that things are at our high standards. We do not have a 'house' bathroom for public use, if we did, we would be happy for guests to use it, but we don't.

As for the breakfast being poor - well, they must have eaten some pretty spectacular breakfasts in the rest of their trip - we have a Breakfast Award which was given after the Assessor ate far more than he should have done due to the quality and presentation!
