“Pay less, and get less.”
2 of 5 stars Reviewed 31 October 2011

I booked a "small single room". And small it was. 4,8 sguare meters. Next step down would be a hole in a wall, with a bed. No chair, because there was not place for a chair. No scrubb, because there was no space. Shower two stairs down. But my room (number 11) had some advantages compared to other rooms in this B&B: Big window with open view and silence. Most of the other rooms I would avoid. Either no view att all (just a wall a few meters away), or small windows, or very affected from traffic-noise.
The breakfast-room was large for beeing in such a small hotell. Good service. But the breakfast you better have just once. Only milk and cereals beside a poor standard English breakfast. Not that the quality was poor, but the contents. I strongly advise everyone booking a cheap London Hotel, to take breakfast excluded. Lots of very good breakfasts available near every hotel.
This B&B has, in my opinion, very good location. Not far from Oxford Street and Hyde Park. It´s spotless clean. Very small (14 rooms?). No lobby. It´s recommendable not to forget any valuble items in your room when you leave. You may never see them again.
PS. The reason I give poor grade for sevice is that I was given only one very small envelope of shampoo for 4 nights. And they managed to spirit away my camera-bag, which I forgot after leaving the room. (No one else had moved in, before it had disapperad. First time after hundreds of hotels such a thing happened to me.)
If you are prepared to pay 50% more you will get a 100% better hotel-room. (But not all expensive are good.)

“Definitely worth considering...”

I stayed there for three nights. The room was "cozy" but it had everything I needed - comfortable bed, desk, closet, full bathroom... While it certainly wasn't a "resort" hotel, it's a great affordable way to stay in London and have access to transportation and all that London has to offer. The owner was extremely helpful and kind. The breakfast was more than I expected and it was a full, delicious way to start the day. It's not the kind of place where I would want to "hang out" in my room all day, but it really does have everything one would need in order to have a safe, comfortable place to stay, while exploring London.

Room Tip: just ask! There is no elevator, but there could be lots of stairs, depending on your floor...

“not going back”

The overall review is okej but one of the big problems is the breakfast for a vegetarian.it was not okej! We could only have white toast and cereals. Plus the obnoxious smell of meat in the mornings stinking up our room. The room was of okej size but in need of some renovation.. I will not come back, I think its a bit too pricey. It was also hard to find the owner when in need of assistance..

“Nice little budget hotel”
3 of 5 stars Reviewed 18 July 2011

We picked this hotel because it was reasonably priced, centrally located for tourist activities and had a twin room available (not always easy to find). Room was tiny but clean, and the beds were good. It was a little warm, but there was a nice 3-speed fan. Manager Jonathan was friendly and helpful. Breakfast was the standard "English breakfast" - egg, sausage, bacon, beans, tomato, toast, cereal with unlimited coffee/tee, orange juice and milk. Neighborhood is busy and loud but felt safe. Many modest little restaurants within walking difference offer great values for meals, especially if you like Middle Eastern cuisine.

We slept in the front bedroom right next to the office. There was a big drawback to this room. Our window opened directly into the parking lot, which seemed to function as a neighborhood playground and community gathering place. There were children playing soccer, parents pushing strollers, and people lounging around chatting at all hours directly in front of the line of hotels looking into the parking lot. The window had no security bars or even a screen. When we opened the window for ventilation, all of this activity was going on within a few feet of our beds! There was nothing at all threatening about the people who were hanging about, but sometimes strangers' conversations were so loud that we had to close the window in order to hear each other. Quite disconcerting.

The second problem was just bad bathroom design. There was no barrier between the shower floor and the rest of the bathroom, resulting in water completely covering the tiny bathroom floor whenever the shower was used! There was plenty of hot water, however, which is what really matters.

Although the room was not perfect it was overall a pleasant experience and a good value for London.

Room Tip: Avoid ground floor room if you want privacy and sense of security. See review for details.

“Friendly and helpful owners”

Chose this hotel because of Tripadvisor reviews. Wanted to stay close to Paddington Station because of the Heathrow Xpress train and also train to Oxford. Close to the station but would not be easy if someone had much luggage. The outside of the hotel looks like the numerous others on the street. This was the only one that had a "no vacancy" sign on the door so that should say something. Staff/owners very friendly and helpful. Room small, bathroom micro. Very clean, good mattress. From my research - not a bad price for London. Close to Middle Eastern neighborhood. 20 min. walk to theaters. Only complaint is that breakfast served too late at 7:30 and 8:00 on weekends. Missed it 2 out of the 3 morning we were there because of early touring.
