“Great location Disappointing Welcome”

This is a lovely,small London terrace house in an excellent location. It is packed with beautiful objects and pictures. The room with the private bath is comfortable if a little cluttered. The bathroom is large and very well equipped and furnished. However we were very disappointed by the lack of warm welcome and the number of minor failings.
We had to ask for an additional toilet roll and the proprietor hsd to go out to buy some. We had to ask for additional teabagss.The fridge (located in the bathroom! ) was out of order and the proprietor was well aware of this but had made no attempt to replace, repair or even warn us about it. He and Hilary seemed pre-occupied by the re-decorating of the exterior which was taking place and by the needs of their 2 dogs (which thankfully were kept out of our way).We were offered (rather half-heartedly ) cheese and ham with breakfast on the first morning and then offered a reduction of £10 or £15 for breakfast out the next day as the decorators would be changing in the dining room at the time we had requested breakfast !
We experienced very little of the concern and interest shown to some other reviewers and consider that the attention to detail so necessary for a high standard B&B was sadly lacking despite the high price.

I was very sorry to read this review of our home and hospitality. The builders had let us down earlier and there were things in the programme of work which we just could not delay any more. We decided not to cancel the bookings so as not to inconvenience people. At the same time, I, Hilary, as the guests were well aware, had only finished chemotherapy a month or so prior to the visit and we had hoped that some allowances would be made if things were not as perfect as they could be. Alas, it seems that these guests had little sympathy for our predicament. We think that we offer quite a lot of "trimmings" for such a small establishment and for the cost and are surprised to be so taken to task particularly in such circumstances. We shall continue to try our hardest to maintain our high standards though.

“Brilliant B&B in terrific location”

This little gem of a B&B is in the best location ever. It is a stones throw from the Nottinghill station and you can walk right into the city centre if so inclined. We walked through Kensington Gardens right through to the Palace and it was superb. Best of all it is right next door to a lovely English pub! Hilary is an interesting and gracious hostess and our room was very comfortable. We would certainly recommend it.

“Delightful House with charming hosts, most enjoyable”

26 Hillgate could not be more convenient for a London stay with the tube just around the corner. Hosts Hilary and Maryo were charming and full of local knowledge and advice as to how to make the most of our stay. The house was clean and very comfotable with a yummy breakfast and we thought the price very reasonable. Thanks you for the lovely stay we will be back. Vanessa and Tony.

We saw this B and B in Alastair Sawday's "Special Places to Stay". It was described as affordable but luxurious with continental or Dutch breakfast, exotic textiles and paintings. We rented both rooms for 2 couples for 5 nights. The owner was very pleasant and interesting but it was obvious that running a B and B was not at the top of the list. Breakfast consisted of 4 boxes of cereal on the table with juice, a fruit bowl and toast was delivered 2 slices at a time as the "toaster wasn't working right". Coffee was very good but 4 small cups at a time from a small coffee press. On two mornings we were asked if we wanted cheese or ham slices which we did and a small plate was provided. One morning there was no milk & the owner had to make a special trip to the local store. The ensuite bedroom on the 1st floor was adequate with a very large, nice bathroom and places for luggage. The downstairs bedroom (the larger of the two) had a platform double bed close to the floor, three very large free standing wooden cupboards/closet? taking up most of the floor space and filled with various household items and room in one of them for a few hanging clothes. There was nowhere to put our luggage or drawers for clothing so we put our bags on a futon which was covered with pillows, etc & lived out of the bags. Our shared bathroom was at the top of very narrow stairs but was not a problem although there was no place to plug in a hair dryer. The overall impression was one of clutter and disorganization. Another issue was the lack of emergency egress from the downstairs as our windows were barred & the outside door was covered with one of the cupboards.
On the positive side, the location was good for tube access and there was a pub called "The Snug" next door that had good beer & sandwiches and if we kept our windows closed the noise and cigarette smoke in the evening was not bad. We decided to leave a day early to avoid a very early search for a cab to Paddington and when we told the owner we would be leaving we were asked to settle our bill although we had paid in full before arrival. (We did not ask for or expect an adjustment for leaving early.) This is not a bad place and had we not previously stayed at many B an B's in London we might have not been so critical and as stated previously the owner was very pleasant. There are better places to stay for the same price and I plan on contacting Alastair Sawday to see if they ever actually go to the places they recommend.
